Moen Home Additions & ADU: The Miami Owner’s Guide
If you’re planning a home addition or ADU in Miami and want Moen fixtures throughout, we install the full Moen line across every project we build. A complete Moen-equipped home addition or ADU in Miami typically runs $53,100 to $153,400 installed, depending on square footage, number of bathrooms, and finish level. Most owners reach out after they’ve already bought Moen fixtures online or at a big-box store and need a contractor who actually knows how to spec and install them correctly – not one who’s seeing the brand for the first time on the job.
We’re Sawyer Remodel Miami, an independent contractor, not affiliated with Moen directly. But we’ve been installing their faucets, shower systems, and bath hardware since 2005, and we know the line well enough to tell you which fixture works in which wall depth before you waste money on the wrong rough-in valve.
Which Moen Models This Applies To

Moen’s residential lineup splits into a few families, and the rough-in valve is where most owners get tripped up. The M-CORE series is Moen’s universal valve system – one valve body that accepts pressure-balance, thermostatic, or volume-control cartridges. That flexibility matters in a Miami ADU where wall depth is tight and you’re trying to avoid a soffit. The Posi-Temp line is the older standard: a single-handle pressure-balance valve found in most builder-grade installs. Both are solid, but M-CORE gives you room to upgrade later without ripping open tile.
Here’s the compatibility gotcha we see constantly: a homeowner buys a Moen shower trim kit for a Posi-Temp valve because the box says “universal,” then we open the wall and find a 20-year-old Moentrol valve. The trim doesn’t fit. Before you buy anything, pull the handle and look for the valve number stamped on the brass – it’ll read something like 2510, 2520, or 2570 for Posi-Temp, or M-CORE U or M-CORE 2/3 for the newer system. If you can’t read it, a photo sent to us takes thirty seconds to identify.
For OEM versus aftermarket: Moen cartridges and valves are worth buying genuine. Aftermarket copies are hit-or-miss on tolerances, and a leaking cartridge inside a finished Miami ADU wall is a $2,000 drywall and paint problem, not a $40 part swap. For trim pieces like escutcheons and handles, quality aftermarket is fine if the finish matches.

Signs Your Moen Home Additions & ADU Is Failing
- Water pressure drops in the new shower but not the rest of the house. This usually means debris from Miami’s hard water has clogged the Moen cartridge inlet ports, not that the valve is dead. A cartridge flush or replacement fixes it.
- The handle creeps toward hot or cold on its own. The pressure-balance spool inside the Posi-Temp or M-CORE cartridge is wearing out. Miami’s frequent municipal pressure swings accelerate this wear.
- You hear a faint hammering when the washing machine shuts off. Moen valves have integrated check stops on some M-CORE models; if those aren’t balanced, you get water hammer through the whole home addition. It’s a five-minute adjustment when you know where the stops are.
- The tub spout drips constantly in a brand-new ADU. This is almost always an installation issue – either a cartridge not fully seated or debris trapped during rough-in. It’s never “normal break-in.”
- You have to crank the handle further each month to get the same temperature. The Moen pressure-balancing unit is gumming up. In Miami, mineral buildup from our water chemistry means cartridges often need replacement every five to seven years instead of Moen’s general ten-plus lifespan in softer-water markets.

AfterReplacement Cost & What’s Included

For Moen fixture work inside a Miami home addition or ADU, installed pricing depends on whether you’re swapping a cartridge or replacing a full fixture set.
- Moen cartridge replacement: $150 to $350 per valve, parts and labor included. We keep common Posi-Temp, M-CORE, and Moentrol cartridges on the truck.
- Moen tub/shower trim swap: $400 to $800 when it’s a compatible trim on an existing valve; $900 to $1,800 if we need to open the wall and change the valve body.
- Full Moen bathroom install in a new ADU: Fixtures, valve, rough-in labor, and finish trim typically land between $5,900 and $14,160 within a bathroom remodel budget.
- Full home addition or ADU with Moen fixtures throughout: $53,100 to $153,400 for the entire build depending on square footage, number of wet walls, and fixture grade.
What’s included: the part itself, all labor, disposal of the old fixture, and a written receipt with the exact work performed. We quote a written price before a single tool is picked up – that’s how we’ve run every job since 2005. If the number changes, you’ll hear it from Luca Romano before we touch anything.
Every Moen fixture we install carries our 365-Day Done Right Promise: if it’s not done right, we make it right, in writing.
DIY or Call Us?
Replacing a Moen cartridge is approachable for a homeowner who’s comfortable shutting off the water and pulling a handle. It’s a thirty-minute job with the right cartridge puller. But here’s what we’ve watched go wrong in Miami: a homeowner forces the cartridge out, snaps the retainer clip, and now the valve body needs replacement – which means cutting drywall in a finished ADU. That $40 cartridge became a $1,200 repair.
What you can safely do: take photos of the valve number, shut off the water, and clean visible mineral deposits from the trim. If the valve body itself is damaged, the water is flowing behind the wall, or you’re dealing with anything beyond a simple cartridge swap, call us. Water damage wins in Florida. It never waits.

FAQs

In our Miami water, Moen valves and trims generally last ten to fifteen years before a cartridge replacement, but the cartridge itself often needs swapping every five to seven years due to mineral scale. The valve bodies last for decades if the water pressure is stable and the install was clean.
Yes, in most cases. Cartridges, clips, and trim kits are all replaceable parts, and the repair is usually under $350 installed. Replacement only makes sense when the valve body is cracked, the finish is discontinued, or you’re already doing a full ADU build with better valve access. Call (850) 801-8046 and we’ll tell you which route is cheaper before we schedule anything.
A cartridge replacement takes thirty to sixty minutes. A trim swap on a compatible valve takes about an hour. Changing a full valve body means opening the wall, and that’s a half-day to one-day job depending on tile work.
We keep the most common Moen cartridges on the truck – Posi-Temp model 1222, M-CORE cartridges, and several trim kits. If you have an uncommon finish or vintage Moentrol part, we’ll order genuine Moen and have it within a day or two. We also work with KraftMaid, Cambria, and Silestone when the project expands beyond fixtures.
Good work doesn’t need a sales pitch. If your Moen fixture in your Miami home addition or ADU is giving you trouble, call (850) 801-8046 for a free estimate and a straight answer on what it’ll cost. Luca and the crew will tell you exactly what went wrong before they tell you what it’ll take to fix it.
