GAF Roofing: The Miami Owner’s Guide
We stock and install GAF-compatible roofing parts and systems across Miami, with most GAF repair jobs running $470 – $2,125 and full replacements landing between $9,440 – $23,600 depending on square footage and material line. The typical discovery moment goes like this: you spot a water stain on the ceiling after a hard Miami downpour, or a shingle in the yard after a storm rolls through, and now you’re wondering whether the rest of the roof is holding. We’ll walk you through exactly what fails, what it costs to fix, and how to know if you’re making the right call.
One thing up front: Sawyer Remodel Miami is an independent contractor, not a GAF dealer or affiliate. We install and repair GAF products because they hold up well in Florida heat and hurricane season, but we also work with CertainTeed and Owens Corning when the job calls for it.
Which GAF Models This Applies To

GAF splits their residential roofing into a few main lines, and the part that failed on your roof usually traces back to one of them. The Timberline series (HDZ, Ultra HDZ, and the heavier Timberline ArmorShield) is by far the most common in Miami, and those shingles are what we pull off and match most often. The Supreme and Royal Sovereign lines are the older budget 3-tab shingles, still on plenty of 1990s and early 2000s homes around Kendall, Hialeah, and Little Havana.
The compatibility gotcha most homeowners hit: a Timberline HDZ shingle and a Timberline Ultra HDZ shingle are not interchangeable even though they look nearly identical from the curb. The Ultra is thicker, carries a higher wind rating, and has a different nailing strip. If a roofer slaps an HDZ patch on an Ultra roof, you’ll see it after six months in Miami sun because the color fades at a different rate and the profile doesn’t sit flush. We match the exact series, and if the color code on the bundle wrapper is gone, we pull a shingle sample and match against GAF’s current Miami-supply color line.
For flashing, underlayment, and ridge caps, OEM GAF parts are worth the small premium. Aftermarket flashing that isn’t cut to GAF’s profile leaves you with a patch that leaks at the first real storm. We stock GAF TimberCrest and Seal-A-Ridge caps on our trucks, plus GAF StormGuard and Deck-Armor underlayment, because those are the pieces Miami humidity and wind expose first.

Signs Your GAF Roofing Is Failing
- Granules in the gutters or downspouts after rain. Florida UV breaks down the asphalt binder holding granules to the shingle. If your GAF roof is past 12-14 years old and you’re seeing a line of granules at the downspout, the shingles are shedding their protection layer and you’re on borrowed time before leaks start.
- Curling or cupping shingle edges, especially on the south-facing slope. Miami’s sun hits the south side hardest. When shingle corners lift, water gets under the seal strip during a driving rain and the wind load becomes a tear-off risk. This is the most common failure we see on GAF roofs in the 10-15 year range.
- A shingle (or three) in the yard after a storm. Often the seal strip failed years earlier and the shingle was just sitting there. Once one goes, the wind peels the neighbors like dominoes. If you found shingles on the ground, the roof needs a hands-on inspection this week, not next month.
- Water staining on ceilings after a heavy Miami thunderstorm, not during light rain. Wind-driven rain finds entry points that gravity alone can’t. That usually means a flashing failure at a valley, pipe boot, or chimney, not a shingle problem. GAF’s flashing details are solid, but a 15-year-old pipe boot that’s cracked from sun is a $10 part causing $2,000 in ceiling damage.
- You can see the fiberglass mat through worn spots on the shingle face. That’s terminal. The shingle has lost its entire granule layer and the mat itself is exposed to UV. Once the mat breaks down, the shingle becomes brittle and water gets through. At this stage you’re replacing, not patching.

AfterReplacement Cost & What’s Included

For the Miami market, here’s what a GAF repair or replacement runs, installed:
- GAF shingle repair (loose, missing, or cracked shingles, flashing patched): $470 – $2,125 depending on slope, access, and how many shingles need matching.
- GAF roof replacement (full tear-off and re-roof, average Miami home): $9,440 – $23,600. The spread comes from roof size, pitch, number of roof penetrations, and whether you’re on Timberline HDZ or the heavier ArmorShield line.
- GAF tile or metal accent repair: $710 – $2,950 when it’s a targeted fix on a tile or metal section rather than a full system.
Every price above includes the part and labor. Our written quote breaks them apart so you see exactly what the shingle costs and what the install costs, and the number on the invoice matches the number on the quote. If a roof repair fails within 365 days, we come back and make it right under our 365-Day Done Right Promise, no charge for the second visit.
What drives the range most in Miami is pitch and access. A 4/12 single-story in Westchester is a straightforward job. A 7/12 two-story with a tile accent in Coconut Grove means more safety gear, more labor hours, and a higher price. That’s the honest math.
DIY or Call Us?
Honest answer: a homeowner can check whether a shingle is loose or missing, whether granules are collecting in the gutter, and whether water is staining the ceiling. You can take photos, mark the spot, and make a smart call about urgency. What you shouldn’t do is climb a wet Miami roof with a caulk gun. Sloped roofs after rain are how people end up in the ER, and a patch job done from a ladder rarely survives the next storm.
When the failure is a few missing shingles on a single-story with a low pitch, a careful DIY patch is possible, but matching GAF color and series matters more than people think. Patch it wrong and you’ve spent a Saturday and still need a pro, plus now there’s a visible mismatch. When the failure is flashing, valley, or anything near a roof penetration, call us. That’s not a YouTube fix, that’s where water gets into your ceiling. Call (850) 801-8046 and we’ll put eyes on it.
FAQs

How long do GAF roofs last in Miami? A properly installed GAF Timberline roof in Miami’s heat and humidity realistically lasts 15 – 20 years before it needs real attention, which is shorter than the 25-30 year marketing number because Florida UV and salt air accelerate granule loss. If you’re at year 18 and seeing granules and curling, you got your money’s worth. Call (850) 801-8046 and we’ll tell you honestly whether it’s repair or replace time.
Can a GAF roof be repaired instead of replaced? Yes, if the failure is localized (a few shingles, one flashing point, one pipe boot) and the rest of the shingle field still has granule coverage and flexibility. Once the shingles are brittle and the mat is showing, patches become a game of whack-a-mole and replacement is honest math. Estimates are free, so you’ll know which camp you’re in before you spend anything.
How long does a GAF roof repair or replacement take? A targeted repair (shingles, flashing, pipe boot) usually takes 2 – 4 hours on-site. A full tear-off and re-roof on an average Miami home runs 2 – 5 working days depending on weather and roof complexity. You’ll get a written timeline with your quote, and live arrival tracking on the day of the job.
Do you stock GAF parts on the truck? We keep GAF TimberCrest ridge caps, Seal-A-Ridge caps, StormGuard underlayment, Deck-Armor underlayment, and standard Timberline HDZ shingle colors on our trucks, so most repairs get done same-visit. Uncommon colors or the heavier ArmorShield line may need a 1 – 2 day order from the local Miami GAF supply house, which we’ll tell you about before we schedule. Call (850) 801-8046 and we’ll confirm what’s on hand for your specific roof.
