Boral Windows & Doors: The Miami Owner’s Guide
We stock and install Boral-compatible window and door parts across Miami, with most hardware replacements running $470 – $2,950 installed depending on the component. If your Boral window won’t lock, your door won’t seal, or a hinge has finally given out after years of salt air, we can usually match the part and get it handled fast. Most Miami homeowners discover the problem the hard way: a window that suddenly won’t close before a storm, or a door that starts letting afternoon heat pour in. The good news is that Boral parts are still very much available, and we know exactly which ones fail first in this climate.
Sawyer Remodel Miami is an independent contractor, not affiliated with Boral. We work on their windows and doors every week, and we keep the most common failure parts on the truck so you’re not waiting on a backorder.
Which Boral Models This Applies To

Boral’s window and door lines share a lot of hardware DNA, but there are compatibility gotchas worth knowing. The two big ones in Miami are the Boral Builders Series and the Boral 450/550 Series. The Builders Series uses a narrower frame profile and a cam-style lock that isn’t interchangeable with the 450/550’s multi-point lock. If you mix them up, the window will never latch tight. Your window’s model number is etched on a sticker inside the track, usually on the left jamb; if the sticker’s gone from sun exposure, measure the visible glass width and the frame depth and we can cross-reference it.
On the OEM-versus-aftermarket question: Boral’s OEM hinges and locks are well-made, but for rollers and weatherstripping, a quality aftermarket part from a brand like CRL or Prime-Line often lasts just as long and saves you 20-30%. We’ll tell you straight when OEM matters and when it doesn’t.

Signs Your Boral Windows & Doors Is Failing
- Window won’t stay up or slides down on its own. The block-and-tackle balances inside the frame have worn out. This is the most common Boral window failure in Miami, and it usually happens between years 8 and 12 of the window’s life.
- Door won’t latch or the lock feels loose. The multi-point lock strip has seized or a roller has flattened, throwing the whole slab out of alignment. Forcing the handle only bends the internal gear and makes the repair more expensive.
- Visible daylight or a gap at the bottom of the door. The adjustable threshold or the sweep has compressed past the point of adjustment. In Miami’s humidity, once the sweep gives up, your AC bill notices within a month.
- Window is hard to slide or grind when opening. The nylon rollers have cracked or the track is packed with sand and salt deposits. Boral’s rollers are durable, but coastal air eats the track surface over time.
- Condensation between glass panes or a fogged look. The insulated glass unit’s seal has failed. This isn’t a hardware repair; the sash needs an IGU replacement. It’s a bigger job but still cheaper than a full window replacement.

AfterReplacement Cost & What’s Included

In Miami, Boral window and door part replacement typically runs $470 – $2,950 installed. The spread depends on what actually failed. A single roller set or a lock replacement falls at the low end. A full sash rebuild with new balances, rollers, and weatherstripping lands mid-range. A door slab re-alignment with a new multi-point lock strip and threshold tops the range. Here’s how the common line items break down:
- Roller replacement (per window): $470 – $710
- Lock and handle replacement (per window or door): $470 – $825
- Balance replacement (per window sash): $590 – $1,180
- Weatherstripping and threshold rebuild: $710 – $1,180
- Multi-point lock strip replacement (door): $1,180 – $2,125
- Full sash or door panel re-build: $1,180 – $2,950
Every quote is a written, line-item price before we start. You approve it, and that’s the number on the invoice. The work is covered by our 365-Day Done Right Promise: if the part fails because we installed it wrong within a year, we come back and make it right, no argument and no invoice.
DIY or Call Us?
Here’s where we’d start if you’re the hands-on type: clean the tracks with a dry brush, check for loose screws on the hinges and lock plates, and make sure no debris is blocking the door’s threshold. These fixes are safe and cost you nothing. Where DIY goes wrong is when you start popping the sash out of a window with spring balances still under tension, or when you try to force a seized multi-point lock. Those springs can release suddenly, and a broken lock gear inside the door is a job for someone who’s done it more than once. If you’re unsure whether your Boral part is worth saving or replacing, call us at (850) 801-8046 and describe what’s happening. We’ll tell you over the phone whether it’s worth a service call.
FAQs

Boral window frames and door slabs typically last 20 – 30 years in Miami’s climate, but the hardware inside them lasts 8 – 15 years. Rollers, balances, and weatherstripping are wear items here because coastal air corrodes metal parts faster than inland. If your frames are solid but the hardware’s failing, replacement parts are the better financial call. Call (850) 801-8046 and we’ll tell you honestly whether your windows are worth saving.
Some parts can be repaired, like cleaning and re-tensioning a door’s lock strip or re-aligning a threshold. But rollers, balances, and most lock components are sealed units; once they fail, repair isn’t practical and replacement is the only option that lasts. We won’t sell you a repair that won’t hold up in Miami’s humidity. Call us for an honest assessment.
Most single-part replacements take 60 to 90 minutes once we’re on site. A full sash or door panel rebuild can run 2 to 3 hours. We schedule a specific arrival time, not a four-hour window, and we send photo updates before and after the work.
We keep the most common Boral failure parts on the truck: rollers, balances, lock strips, and weatherstripping. Uncommon sizes or color-matched finishes may need a 3-to-5-day order. When we quote the job, we’ll tell you exactly what’s in stock and what has to be ordered before any money changes hands. Call (850) 801-8046 and we’ll check availability while you’re on the phone.
We also stock and install parts for KraftMaid, Cambria, and Silestone products, so if you’re dealing with a mixed-home situation, we can usually handle it in one trip. Good work doesn’t need a sales pitch. Call (850) 801-8046 and we’ll get your Boral windows and doors working like they should.
