CGI Windows & Doors: The Miami Owner’s Guide
CGI windows and doors are built for hurricane country, which is exactly why you bought them. When a part fails, you’re not just dealing with a draft or a sticking roller. You’re dealing with a breach in the impact rated envelope that protects your home when a storm rolls off the Atlantic.
Most Miami homeowners discover the problem the same way: a window that won’t roll, a door that drags across the track after years of salt air, or a latch that stopped throwing the deadbolt cleanly around the time the last tropical storm blew through. The good news is that CGI parts are replaceable. We stock the common failure points on our trucks and can match most CGI models same visit. Installed replacement work typically runs $470 to $2,125 in Miami depending on the part and your specific series. That includes the part, the labor, and a written price before we touch anything.
Which CGI Models This Applies To

CGI puts their name on several window and door series across Miami homes, and the part matching process starts with identifying which one you have. The most common lines we work on are the Estate Collection, Sentinal, and Targa series for windows, plus the Estate and Classic sliding door lines. Each series uses different roller assemblies, weatherstripping profiles, and lock sets, so a part from a Targa won’t always fit an Estate even when the overall frame dimensions look close.
Here’s the compatibility gotcha most people don’t know: CGI’s older Miami installations, especially pre-2010, often used hardware that’s since been superseded in newer production runs. The frame stays the same, but the roller carriage and keeper design changed. If you buy a current generation part sight unseen, it may not seat correctly. That’s why we always pull the sash or door panel to check the manufacturer stamp and measure the roller channel width before quoting the part. You can also find the series code on a silver sticker on the frame, usually on the jamb or the top rail.
Sawyer Remodel Miami is an independent service provider. We’re not affiliated with CGI. What we bring is parts knowledge and the willingness to do the matching work so you’re not guessing with a credit card in hand.

Signs Your CGI Windows & Doors Is Failing
Parts rarely fail all at once in our Miami climate. They degrade, and the symptoms show up weeks or months before the window or door actually stops working. Here’s what we see most often on CGI products in this market:
- The sliding door sounds like it’s dragging gravel. This is almost always a roller bearing that’s seized or disintegrated. Salt air and humidity eat the stainless bearings over time, and once one wheel stops rolling, the carriage starts shaving material off the track. Left alone, you’ll need the track replaced too.
- The window sash drops when you lift it. On CGI single and double hung windows, the balance system takes the weight of the sash. When the spring or block-and-tackle mechanism loses tension, the window won’t stay up. It’s repairable, and the fix is faster when you catch it before the sash slams and cracks the corner weld.
- You have to hip-check the door to get it locked. Miami heat expands aluminum frames, and when a CGI door that used to lock cleanly now needs force, the rollers have typically flattened or the frame has shifted off the original install plane. Adjusting the rollers helps sometimes; replacing them fixes it properly.
- The weatherstripping is peeling away or leaving black streaks. CGI uses compression seals that harden under UV exposure and thermal cycling. South and west facing doors in Miami degrade twice as fast as shaded ones. The streaks you’re seeing are the seal material itself breaking down.
- Water marks or tiny rivulets on the interior sill after heavy rain. That’s a weep hole that’s clogged or a seal that’s compressed past recovery. In Miami, afternoon thunderstorms test this weekly. The water path hasn’t failed catastrophically yet, but it will.

AfterReplacement Cost & What’s Included

Parts replacement on CGI windows and doors in Miami runs $470 to $2,125 installed, depending on what failed and which series you have. A single roller assembly swap on a slider usually lands in the $470 to $800 range with parts and labor. Window balance replacement runs $530 to $900 for a typical double hung. Lock set and keeper replacement sits between $590 and $1,100 when the multi-point lock needs realignment. The higher end of the range, $1,500 to $2,125, covers jobs like a full track replacement or rebuilding a sliding door panel.
What drives the price: whether the part is current-generation CGI hardware or a discontinued series that requires an aftermarket match, how much disassembly the job needs, and how many panels or sashes we’re servicing. Every quote includes the part, the labor, the removal of the old hardware, and a written line-item price before work starts. You’ll know exactly what the number is before we pick up a tool. The work is also covered by our 365-Day Done Right Promise, so if the repair fails inside a year, we fix it again without a new invoice.
DIY or Call Us?
Some things are worth checking yourself. Cleaning debris from the track, clearing weep holes with a small brush, and lubricating rollers with a dry silicone spray are all safe and helpful. If the door or window works better after those steps, you just saved yourself a service call.
What we’d steer you away from is anything involving spring tension. Window balance springs sit under load, and releasing one wrong on a CGI sash can send components flying. Same goes for pulling a sliding door panel without knowing how to release the anti-lift stops, a sliding door panel is heavy enough to throw a back or crack tile. If the failure involves a spring, a cable, or lifting a panel, call us at (850) 801-8046. We’ll match the part and have it rolling or locking the same visit. Good work doesn’t need a sales pitch.
FAQs

Rollers, balances, and weatherstripping typically last 7 to 12 years in the Miami climate, but south and west facing exposures shorten that toward the low end. UV, salt air, and the thermal expansion from our wet-to-dry heat cycles age hardware faster here than in most parts of the country. If your CGI windows or doors are approaching a decade of service in Miami, expect at least one failure point to show up. Call (850) 801-8046 and we’ll do a full inspection of the hardware while we’re on site for a free estimate.
In most cases, no, the individual component gets replaced rather than rebuilt. Roller bearings, balance springs, and compression seals aren’t serviceable parts on CGI hardware. The good news is that replacing a single failed component is far cheaper than replacing the window or door itself, and the repair restores the unit to proper working condition. We rarely recommend replacing the entire assembly unless the frame or track has worn beyond tolerance. Call (850) 801-8046 and we’ll give you the honest answer.
Most single-part replacements on CGI windows and doors take 45 minutes to 2 hours once we’re on site. A roller swap runs toward the quick end. A multi-point lock realignment with a new keeper takes longer because we verify bolt throw and the latch clearance at every point. We’ll give you a written window before we arrive, and the price won’t change just because the job took longer than expected.
We stock the common CGI failure parts on our trucks: roller carriages for the Estate and Classic sliding lines, balance systems for double hungs, lock sets, keepers, and weatherstripping profiles. When you call, we’ll help you identify your series over the phone so we can bring the right hardware on the first visit. For discontinued or uncommon hardware, we source the correct original or aftermarket equivalent and confirm everything before we schedule. Call (850) 801-8046 for a free estimate.
