ES Windows Home Additions & ADU: The Miami Owner’s Guide
If you’re planning a home addition or ADU on a Miami property with existing ES Windows, the studs, rough openings, and lintels for the new structure need to be framed to the exact ES Windows sizes you’re ordering. Frame it wrong and the windows arrive to openings that don’t match, which means reframing on your dime. This guide covers the framing, rough opening specs, load path requirements, and flashing details we handle on every ES Windows addition or ADU project in Miami.
Most homeowners realize this matters when their window quote for the addition comes back with ES Windows lead times of 8 to 12 weeks, and the contractor suddenly mentions that the rough openings they already framed are off by a half inch. That’s the point where you either live with a misfit window or pay to fix framing that was just built. On a Miami home addition running $53,100 to $153,400, the framing corrections are usually a few hundred to a couple thousand dollars, but the delay is the real pain. We frame to the window spec from day one.
Not every ES Windows product fits every opening. ES Windows manufactures impact-rated aluminum and vinyl lines with different frame depths, mounting flanges, and jamb options. Whether you’re running a 16-foot glass wall in a new ADU or a narrow awning window in a side addition, the rough opening math is not forgiving. We’re not affiliated with ES Windows, but we’ve framed, flashed, and installed their windows across Miami home additions and ADUs long enough to know which line fits which wall assembly.
Which ES Windows Models This Applies To

ES Windows breaks into two main product families that show up in Miami additions and ADUs. The first is the ES Signature Series, which is their premium aluminum impact line. These have substantial frame depths that need structural support at the jambs and sill. The second is the ES Insulated Vinyl Series, which is thinner and requires different flashing and nailing fin details. Get these two mixed up on a job and the window either protrudes past the drywall return or sits recessed so far that trim becomes a problem.
The model number you need is etched on the inside glass spacer or printed on a sticker on the frame head. Look for letters like ES-4500 or ES-7500. That tells us frame depth, glazing, and the proper rough opening dimensions. If you can’t find it, measure the frame depth from the outside plane to the inside face. ES aluminum frames typically run 2-5/8 to 3-1/4 inches deep. The vinyl lines run 2-1/4 to 2-3/4. Those numbers decide everything downstream.
When it comes to OEM versus aftermarket hardware for ES Windows on your addition or ADU, we default to OEM on anything structural: mullion connectors, corner keys, and sill receivers. Aftermarket weatherstripping and sweep gaskets work fine and cost less, but we usually don’t take the risk on impact-rated assemblies. A window that carries a Miami-Dade NOA (Notice of Acceptance) number is part of a tested system. Mixing aftermarket structural parts can void what the manufacturer certified. For a new build, that’s a permit sign-off problem.
One more gotcha: ES Windows products ordered for a home addition in Miami need to meet current Florida Building Code impact requirements. Existing windows in a property you bought in 2010 may be grandfathered, but anything on new square footage is not. That means laminated glass, not tempered, on impact units. We spec that with your permit set from the beginning.

Signs Your ES Windows Home Additions & ADU Is Failing
Most of the problems we see on ES Windows additions and ADUs in Miami are not window failures, they’re installation or settling failures that show up within the first two wet seasons. Here’s what we find:
- Water staining at the interior sill corners after heavy rain. This is almost always a flashing or sill pan issue on the framing. In Miami’s summer downpours, any gap in the water path shows itself fast. The window itself is usually fine, but the install detail on the addition failed.
- Glass condensation between the panes of a window that’s only a few years old. The IG (insulated glass) seal has failed. On ES impact units on an ADU with afternoon west exposure in neighborhoods like Westchester or Kendall, we see seal failures earlier than on shaded north-facing walls.
- Flashing or gaskets pulling away from the frame corners. This is UV and salt-air degradation. Water, bugs, and eventually glass movement follow. Some ES aluminum lines let you replace the exterior gasket, but if the frame is already pitted, new construction is the better call on a gut remodel.
- Sash sagging or binding on the track, worse after storms. Impact windows are heavy. Framing that slightly compressed on a reno or addition with modern truss span means the window frame is now racked out of square. Adding shims or adjusting rollers is a band-aid; permanently fixing it means pulling trim and re-shimming the frame.
- Exterior sealant cracking at the fin line on windows installed within the last two years. A new addition settling is normal in Florida soil, but cracking sealant where the nailing fin meets the sheathing invites water into the rough opening. On block walls or wood frame, the fix is backer rod and a fresh elastomeric sealant bead, but it needs to happen before the next wet season.
If any of these sound familiar, it’s not a clean-the-track situation. It’s a framing or flashing inspection first, window replacement second. Call (850) 801-8046 and we’ll pull the trim and find the actual cause.

AfterReplacement Cost & What’s Included

In Miami, ES Windows home additions and ADU projects run $53,100 to $153,400 on the full scope, and window rough opening corrections or replacement window scope inside that work is a function of what’s being built. A small side addition with four or five new ES impact windows sits at the lower end of that range. A full ADU with large glass walls, mullions, and impact-rated picture windows pushes toward the top.
Here’s how the numbers break out on the window and opening side of an addition or ADU:
- ES Impact window replacement (single unit, installed): $9,440 – $29,500, depending on size and series
- Full window replacement on an existing structure: $5,310 – $17,700
- Rough opening correction / reframing (per opening): $400 – $1,500, depending on lintel and structural requirements
- Sealant and flashing remediation (per window): $150 – $550
- Full home addition with ES Windows, tied into existing structure: $53,100 – $153,400
- ADU construction with ES Windows throughout: $106,200 – $259,600
Every number we quote for ES Windows addition or ADU work in Miami is the written price you approve before a tool leaves the truck. That includes rough opening prep, flashing, sealant, window trim, and a final water test on the install. If something is not right after we finish, the 365-Day Done Right Promise means we come back and make it right, in writing, on every project. You’ll also get the written line-item breakdown before we start, so there’s no “window package wasn’t included” conversation on invoice day.
DIY or Call Us?
Here’s the honest split. For an existing ES Windows unit with a torn weatherstrip, cracked exterior sealant, or a dirty track, you can handle that with a tube of elastomeric sealant and a gasket kit. That’s maintenance, not replacement. But an impact-rated window is not a swap you want to freehand on a new addition or ADU. These units are heavy, and the waterproofing detail on a wood-frame or block addition is where Miami leaks are born.
The dangerous part is not just the weight. When you’re tying a new window into a load-bearing wall on an addition, the opening needs a proper header and, on masonry, a poured or steel lintel. If that fails, it’s structural, not cosmetic. We’ve seen DIY window installs on Miami ADUs where the homeowner skipped the sill pan flashing entirely. It leaked for two years inside the wall before anyone noticed. By then the sheathing and drywall were rotten. The $300 saved on a flashing kit turned into thousands in repair work. That’s the conversation Luca Romano has with clients in Coral Gables and Brickell all the time. Good work doesn’t need a sales pitch.
If the window is original to the home and you’re unsure whether it’s a seal issue or a frame problem, call us. We’ll inspect it and tell you exactly what’s wrong, even if the answer is just a tube of sealant and no invoice from us. (850) 801-8046.
FAQs

ES Windows impact units, when installed correctly on a new addition or ADU, should last 25 to 35 years on the frame and 15 to 20 years on the IG seal in south Florida’s heat and salt air. Windows on a west-facing wall in neighborhoods like Doral or Fontainebleau will show seal failures before north-facing windows on the same structure. A good install and a proper sill pan add years; a bad one takes years off. Call (850) 801-8046 for an exact assessment of your windows.
Yes, if it’s a failed IG seal, damaged weatherstripping, or a torn exterior gasket. The glass pack can often be replaced while keeping the frame. But if the frame is racked from structural settling or the jamb is showing corrosion or pitting, patching it is money wasted. We’ll tell you plainly if a repair buys you five more years or if it’s a band-aid. Estimates are free at (850) 801-8046.
For a typical home addition or ADU with ES Windows rough openings already framed, we can install and flash four to six windows in a single day. Large custom glass walls or mullion assemblies can take two to three days, and the sealant cure times in Miami’s humidity add a day of drying before we water test. When we schedule your window install, you get a live arrival time and photo updates through the whole job under the Relay Visibility Guarantee. Call (850) 801-8046 for a written estimate.
For common ES Windows parts (weatherstripping, sweep gaskets, corner keys, and sill receivers for the Signature and Vinyl lines), yes, we carry stock on the truck. Custom replacement glass and full impact window units are ordered per job and typically land in 8 to 12 weeks for ES Windows. That’s why we spec windows early in any addition or ADU project timeline. Call (850) 801-8046 and we’ll check stock for your model before you pay for anything.
If you’re planning a home addition or ADU in Miami and your existing ES Windows need to be matched, tied in, or replaced as part of the work, let’s talk before the walls go up. We’ll walk the property, check your existing windows, and put a written price in your hands for the full scope, whether that’s a new ADU with ES Windows throughout or correcting rough openings on a new addition.
