Jerith Windows & Doors: The Miami Owner’s Guide
If you have a Jerith window or door that’s sticking, sagging, or letting water in, we stock Jerith-compatible replacement parts and install them across Miami, typically within a $450 – $2,900 range depending on the part and labor involved. Most common Jerith repairs here in Miami are handles, rollers, hinges, and weatherstripping that salt air and humidity have chewed through. You’ll usually notice it first as a door that suddenly needs two hands to close, or a window that grinds when you crank it.
We’re not affiliated with Jerith directly. Sawyer Remodel Miami is an independent contractor, which means we can quote you an honest price on the exact part without a brand markup and get it installed on our schedule, not a warranty department’s.
Which Jerith Models This Applies To

Jerith builds aluminum and steel residential windows and doors, and over the years they’ve used a few distinct hardware lines. The big compatibility gotcha in Miami is this: Jerith sliding glass doors made before roughly 2012 often use a roller with a 1-1/4″ diameter wheel and a stamped steel housing, while newer units run a 1-1/2″ wheel with an adjustable stainless housing. They look close enough to confuse you at a parts counter, but the wrong one will sit too high or too low and the door will bind on the track. We match by pulling the old roller and measuring the housing width, because Jerith’s own model numbers on the door frame rarely tell you which roller generation is inside.
For windows, most Jerith single-hung and horizontal slider units use a coil balance system, not a spiral or block-and-tackle. That matters because coil balances are tensioned to the specific sash weight. If you guess wrong on the coil strength, the sash either slams shut or won’t stay up. We stock OEM Jerith balances for the common sizes and use a high-quality aftermarket equivalent from Caldwell when OEM lead times are long. In Miami’s humidity, the aftermarket stainless hardware often outlasts the original zinc-plated steel anyway.

Signs Your Jerith Windows & Doors Is Failing
- The door drags or scrapes along the track. Roller wheels flatten over time, especially on heavy Jerith aluminum sliders. The door still works, but every open cycle grinds metal against the track and shaves life off the frame.
- The window won’t stay up without a prop stick. Coil balance springs lose tension. This is the single most common Jerith window failure we see in Miami, often within 8 to 12 years of installation because humidity accelerates spring fatigue.
- You can see daylight or feel air around the frame. Weatherstripping on Jerith units compresses and hardens in Florida’s heat. Once it loses its flex, the seal is gone even if the strip is still in the channel.
- The handle or latch wobbles and no longer pulls the door tight. Jerith mortise locks use an internal cam that can strip after years of hard use. You’ll feel the handle turn with no resistance, and the door won’t press against the weatherseal.
- Water pools on the interior sill after heavy rain. Weep holes in Jerith door tracks clog with Miami’s mix of sand, salt, and debris. Water has nowhere to drain, so it backs up and rides the track into the house. Cleaning the weep holes helps short-term, but if the track is bent or the door sagged, you’ll need a roller and track alignment.

AfterReplacement Cost & What’s Included

Here’s what Jerith window and door repairs run in Miami, installed:
- Sliding door roller replacement: $210 – $560 per panel, including new rollers, track cleaning, and alignment
- Window coil balance replacement: $145 – $380 per sash, including matching the coil weight to the sash
- Handle and lock replacement: $120 – $340, depending on whether it’s a surface-mount or mortise lock
- Weatherstripping and seal replacement: $180 – $475 per door or window set
- Full window replacement (Jerith-compatible install): $5,310 – $17,700 depending on size, glass package, and impact rating
The range depends on two things: what actually failed once we open it up, and whether your Jerith unit is old enough to need multiple parts replaced at once. A sagging door often needs rollers and a new threshold, because the misalignment chewed up both. You get a written price before we start, line by line, and the number on the invoice is the number you approved. Every Jerith repair we do carries our 365-Day Done Right Promise: if it’s not right, we make it right, in writing.
DIY or Call Us?
You can safely clean the track and check the weep holes yourself. A flathead screwdriver and a shop vac will clear most debris, and that’s worth doing first because a dirty track can mimic a bad roller. What I’d tell you not to DIY on a Jerith door is pulling the panel to swap rollers. A sliding patio door panel in Miami runs 120 to 200 pounds, and once it’s off the track, one bad angle shears the roller housing or drops the panel on the tile or on you. Window coil balances are under tension and require removing the sash, releasing the old coil, and matching the new one to the exact sash weight. Wrong tension means a window that still won’t hold, or one that flies up hard enough to crack the glass.
If you’re in the Miami area and the door’s grinding or the window’s dropping, call us at (850) 801-8046. We’ll quote the repair over the phone and schedule a time that works, not a four-hour window.
FAQs

We usually see Jerith aluminum frames last 20 to 30 years in Miami, but the hardware around them, rollers, balances, weatherstripping, has a working life closer to 8 to 12 years because salt air and humidity wear the moving parts down first. Call (850) 801-8046 and we’ll help you figure out whether you need parts or a full replacement.
In most cases, a Jerith unit can be repaired if the frame is square and not corroded through. We only recommend full replacement when the frame is pitted from salt exposure, the glass seal has failed, or the cost of multiple repairs gets close to new unit pricing. An exact quote is free.
Most single-panel roller or balance replacements take 60 to 90 minutes once we’re on site. A full weatherseal and lock rebuild takes two to three hours. We bring the common Jerith parts on the truck, so there’s usually no second trip unless your unit needs a nonstandard size ordered in.
We stock the most common Jerith rollers, balances, handles, and weatherseal profiles on our truck, including the pre-2012 and current roller generations. For less common parts, we order direct from our suppliers and coordinate the install when it arrives. Give us a call at (850) 801-8046 and we’ll tell you right away if we have your part in hand.
We also stock and install parts for KraftMaid cabinetry, Cambria and Silestone countertops, so if your Jerith repair turns into something more, we can handle the rest of the room while we’re there.
