Bufftech Home Additions & ADU: The Miami Owner’s Guide
Bufftech home additions and ADU construction in Miami typically runs $53,100 to $153,400 installed, depending on square footage, foundation work, and whether you’re adding living space or a fully independent accessory dwelling unit. Most Bufftech-compatible addition projects we take on start with a failed or undersized existing part: a rotted sill plate, an improperly flashed ledger board, or wall panels that have pulled away from the foundation after a few hurricane seasons. You usually notice it as a door that suddenly sticks, a floor that feels soft near the exterior wall, or daylight showing through a corner that used to be tight.
We stock the common Bufftech structural connectors, sill plates, and fasteners on our trucks, and we can order model-specific panels same-week from our Miami suppliers. Sawyer Remodel Miami is an independent contractor, not affiliated with Bufftech, but we’ve installed and repaired enough of their systems to know exactly what fails in this climate and what it costs to make it right.
Which Bufftech Models This Applies To

Bufftech wall panels and structural components come in a few distinct series lines, and the compatibility gotcha is real: their post-and-panel systems from before 2015 used a different channel profile than current production, so a panel ordered off a spec sheet from an old manual won’t seat correctly in newer track. If you’re adding a room off an existing Bufftech wall, we need the panel stamp code, which is printed on the inside face of the bottom track, usually near a corner. Model numbers like BP-series (post and panel), BW-series (wall system), and their ADU-specific framing kits each use different fastener schedules, so mixing them on one job is where we see most DIY additions go sideways.
For Miami specifically, any Bufftech component touching the ground needs to be the treated or composite version. Untreated sill plates in contact with slab-on-grade foundations in our humidity will show rot within three to five years, even under a covered patio. If you’re replacing a failed part, we typically recommend OEM Bufftech panels for structural walls where the manufacturer’s wind-load rating matters for permitting, and quality aftermarket fasteners and flashing where they meet or exceed spec. The aftermarket stainless fasteners we use hold up better in salt air than the zinc-coated originals, especially anywhere east of I-95.

Signs Your Bufftech Home Additions & ADU Is Failing
- Doors and windows suddenly bind or won’t latch. This is usually the wall panel shifting as the sill plate rots or fastener corrosion lets the panel move. In Miami’s wet season, this shows up fast once water gets behind the wall skin.
- Soft spots in the floor near exterior walls. Water has been getting past the flashing or the sill gasket failed. By the time the floor feels soft, the rim joist or sill plate underneath is already compromised. This is the most common failure we see on additions built before 2015.
- Daylight or drafts at wall corners. The panel-to-panel connection has loosened, either from corrosion or from wind movement during storms. Miami gets enough tropical-storm force wind that loose corner connections will only get worse.
- Mold streaks or staining on interior drywall near the bottom track. Capillary action is pulling moisture up through the panel or the sill. The stain is the visible part; the fastener rot you can’t see behind the wall is the expensive part.
- ADU addition feels hotter than the main house in summer and colder in winter. The panel insulation has settled or gotten wet from a failed exterior seal, and your HVAC is fighting a losing battle. Wet insulation never dries out in Miami’s humidity; it has to come out.

AfterReplacement Cost & What’s Included

A full Bufftech home addition in Miami runs $53,100 to $153,400, with ADU construction ranging $106,200 to $259,600 for a fully permitted accessory unit. For a partial repair, like replacing a rotted sill plate or a failed wall section, you’re generally looking at $3,540 to $11,800, depending on how much of the wall has to come apart and whether the damage reached the framing. What drives the range: the condition of the existing foundation, whether we’re tying into load-bearing walls, permit requirements for your specific Miami neighborhood, and how much of the old panel system is salvageable.
Every quote we write includes parts and labor, permits pulled, and the waste removal, so the price you approve is the price on the invoice. No change orders because we found something we should have caught during the estimate. Luca Romano walks every Bufftech addition before we quote, because nobody should price a structural repair without looking at what the last contractor left behind. All work carries our 365-Day Done Right Promise: if it’s not done right, we make it right, in writing, for a full year.
DIY or Call Us?
What you can safely check yourself: visible corrosion on fasteners, gaps where panels meet, staining at the bottom track, and whether doors still operate smoothly. That’s all diagnostic, and it helps us quote faster. Where DIY goes wrong is cutting into a Bufftech wall without knowing where the load path is. These panel systems can be load-bearing, and cutting a structural panel the wrong way puts your roof at risk. Sill plate replacement means temporarily supporting whatever sits on top of that wall, and getting the shimming wrong means every door and window in that room will never close right again.
If you’ve got a failed part and want to know if it’s a $3,500 repair or a full replacement, call (850) 801-8046. Luca will take the call, ask what you’re seeing, and tell you straight whether it’s a repair or a rebuild. Good work doesn’t need a sales pitch.
FAQs

With proper installation and the right treated components, a Bufftech addition should last 30 to 50 years structurally, but Miami’s salt air and humidity mean untreated fasteners and sill plates can fail in as little as 5 to 10 years. The panel system itself holds up well; it’s almost always the connection hardware or the ground-contact materials that go first. Call (850) 801-8046 if you’re seeing rust streaks or moisture staining, and we’ll tell you if it’s early enough to save the wall.
Yes, if the panel itself is sound and the failure is in the sill plate, fasteners, or flashing, we can often repair the section without tearing down the whole wall. If water has wicked up into the panel cavity and insulation is wet, that section has to come out; wet insulation in Miami never dries on its own. Call (850) 801-8046 and we’ll tell you which situation you’re in before we ever schedule the work.
A sill plate or wall-section repair usually takes two to four days once permits are in hand. A full ADU construction on a Bufftech-compatible system runs eight to sixteen weeks depending on foundation work and Miami permitting timelines. We’ll give you a written schedule before we start, and you get photo updates before and after each phase, so you’re never wondering where we are in the job.
We stock the common structural connectors, treated sill plates, stainless fasteners, and flashing on our trucks, so most repairs start the day we arrive. Model-specific wall panels and ADU framing kits are ordered from our Miami suppliers and typically land same-week. If you need a specific panel, call (850) 801-8046 with the stamp code from the bottom track and we’ll verify availability before you book the estimate.
