Boxabl Home Additions & ADU: The Miami Owner’s Guide

If you own a Boxabl home in Miami and you’re planning to expand it with an addition or accessory dwelling unit, the installed cost typically runs $53,100 to $153,400 depending on square footage, site prep, and how your existing Boxabl is configured. We stock Boxabl-compatible framing, paneling, and connection hardware, and in many cases we can start within the same week. Most owners call us after discovering their Boxabl’s factory-installed connection points are wearing out, or after a handyman quoted them a number that didn’t match what the job actually requires on a Miami lot.

What we see most often: the original fold-down exterior wall joints on a Boxabl unit start showing gaps after a few hurricane seasons, and that’s the moment an addition stops being a simple bolt-on and becomes a structural conversation. Heat, humidity, and salt air do real work on the seam seals. Before you spend money on an addition, the existing unit’s connection points have to be solid.

Which Boxabl Models This Applies To

Boxabl’s Casita line uses a standardized wall and roof panel system, but not all panels are interchangeable across model years. Early Casita units have a slightly different corner-locking channel than units produced after 2022, and that’s the number one compatibility gotcha we fix when someone tries to splice in a panel they bought secondhand. If you’re adding square footage to your Boxabl, the new panels have to match the corner profile on your existing shell, not just the stated dimensions.

The way to confirm what you have is to look at the sticker on the underside of any interior wall panel near the floor line. It’ll list the panel series number and manufacturing date. We use that, not the model name, to order matching parts. For Boxabl specifically, we recommend staying with OEM or OEM-equivalent panels for anything load bearing. Aftermarket panels are fine for interior partition walls, but the roof connection and corner posts are not places to save money.

We also stock compatible parts for KraftMaid, Cambria, and Silestone if your addition plan includes cabinetry or countertops from those brands.

Signs Your Boxabl Home Additions & ADU Is Failing

  • Visible gap at the fold-down wall seam. The original gasketing compresses and dries out in Miami’s heat, and once you see daylight through a seam, water is already getting in during storms.
  • Corner post pulling away from the floor plate. This is a structural issue, usually from settling on Miami’s sandy soil or a slab that’s shifted. The addition can’t start until the corner post is re-secured and the frame is square again.
  • Roof panel seam showing rust streaks. The roof panel connectors on a Boxabl are steel, and the galvanizing wears through faster within a few miles of the coast. Rust streaks mean the connection is corroding from the inside.
  • Doors and windows suddenly binding. If your Boxabl’s shell is flexing because a connection point is failing, the interior openings are the first place you’ll notice it. A door that won’t latch cleanly is often a frame problem, not a hinge problem.
  • A mildewy smell in the wall cavity after rain. That’s trapped moisture behind the panel. By the time you smell it, the gasket has been compromised for a while. Ignoring it turns a $3,000 seal job into a $20,000 mold remediation.

Replacement Cost & What’s Included

A garage converted into a guest room and home office

For a Boxabl home addition or ADU in Miami, the $53,100 to $153,400 range breaks down like this:

  • Site prep and foundation: $8,000 to $25,000 depending on soil conditions and whether you need piers or a full slab.
  • Structural connection to existing Boxabl: $4,000 to $12,000 for corner post reinforcement, seam re-gasketing, and roof tie-ins.
  • New wall and roof panels: $15,000 to $45,000 depending on square footage and whether you’re adding a single room or a full ADU.
  • Interior finish (drywall, flooring, paint): $10,000 to $35,000.
  • Electrical, plumbing, HVAC tie-ins: $8,000 to $25,000 depending on how far the new space is from existing utility drops.

Every estimate we write for a Boxabl addition in Miami includes the written price before work starts, the parts list, and the labor broken out line by line. You’ll know what you’re paying for before a single tool comes off the truck. And the work is covered by our 365-Day Done Right Promise: if it’s not done right, we make it right, in writing.

DIY or Call Us?

You can safely handle the inspection part: walk the perimeter, check the seam seals for cracking, look at the corner posts for rust, and take photos of any gaps. That’s genuinely useful and costs you nothing. What you should not do yourself is attempt to re-square a corner post or re-seal a roof panel connection. Those panels carry real load, and if you release the wrong fastener, the panel can shift. That’s a hospital trip, or worse, so I won’t write a step-by-step for it. A trained crew with the right jacks and alignment tools does this in a day. Call (850) 801-8046 and we’ll look at your unit and tell you exactly what needs to happen, even if the answer is that you can live with it for now.
