James Hardie Kitchen Remodeling: The Miami Owner’s Guide
James Hardie kitchen remodeling in Miami typically runs $16,520 to $53,100, and that spread depends almost entirely on cabinet grade, countertop material, and whether you’re moving plumbing or keeping the existing layout. Most Miami homeowners call us after their fiber cement siding or HardieBacker board has taken years of salt air and humidity and started showing its age around the kitchen envelope, or because they’re ready to rebuild around a Hardie-backed kitchen that deserves better than builder-grade finishes. We stock James Hardie-compatible backer board and trim on our trucks, and we can usually start a kitchen remodel within two weeks of your written estimate. If your kitchen’s HardieBacker is delaminating behind tile, or the siding outside your kitchen wall has swollen at the corners, you’re not imagining it, and you’re not alone.
Which James Hardie Models This Applies To

If your Miami home was built or renovated in the last 20 years, there’s a good chance James Hardie products are part of your kitchen’s structure. The two most common places we see them: HardieBacker 500 cement board behind tile backsplashes and under floor tile, and HardiePlank lap siding on the exterior wall directly behind your kitchen. HardieBacker comes in 3×5 sheets for walls and 4×4 sheets for floors. The wall board is ½ inch thick, the floor board is ¼ inch. If you’ve got a wet wall where the sink and dishwasher sit, and someone installed regular drywall instead of cement board back there, the drywall will turn to mush behind the tile within a few years in Miami’s humidity. That’s a compatibility gotcha we fix on a regular basis.
James Hardie doesn’t make kitchen cabinets, so when we say “James Hardie kitchen remodeling,” we’re talking about rebuilding or renovating the kitchen around the Hardie substrates and exterior cladding that are already in your home, often alongside the cabinets and countertops you pick from our material partners including KraftMaid, Cambria, and Silestone. We’re an independent contractor in Miami, not affiliated with James Hardie, but we install their products to spec and match the right parts for your existing build.

Signs Your James Hardie Kitchen Remodeling Is Failing
- Grout cracking repeatedly along the backsplash. When HardieBacker wasn’t taped and mudded at the seams before tile went up, movement at the joint transfers through the grout. You can regrout all day, but the board behind it is the problem.
- Tiles popping loose or sounding hollow. In Miami kitchens, steam, grease, and humidity work behind the tile. If the thinset didn’t bond to the HardieBacker, or the wrong thinset was used, tiles release one by one.
- Soft spots in the floor, especially near the dishwasher or sink. HardieBacker can’t save a rotten subfloor. If water has been leaking under the tile and the joists below are rotting in Miami’s damp crawlspaces, the floor will flex or squeak.
- Baseboards swelling or staining at the bottom corners. That’s almost always water wicking up from a failed tile edge or a fridge line leak. Behind the baseboard, the HardieBacker or drywall is usually black with mold.
- Exterior siding near the kitchen window blistering or peeling at the bottom edge. HardiePlank is cement composite and shouldn’t peel like wood, but if it was installed too close to the roofline or against the slab, Miami’s daily rains splash up and erode the bottom edge over time.

AfterReplacement Cost & What’s Included

The kitchen remodel range for Miami homes is $16,520 to $53,100. The low end is a smaller kitchen with stock cabinets, a laminate top, no layout changes, and no wall removal. The high end is a full gut in a larger kitchen with custom cabinetry, Cambria or Silestone surfaces, new flooring, maybe a load-bearing wall opened up with a beam. Here’s how the line items break down by scope:
- Small kitchen remodel: $10,620 – $23,600
- Cabinet installation: $4,720 – $15,340
- Countertop installation: $2,360 – $7,670
- Backsplash installation: $945 – $2,950
- Kitchen island installation: $3,540 – $11,800
You get a written line-item price before work starts, with each line broken out so you can see what’s material, what’s labor, and what’s contingency. If something changes during demolition, the change order is in writing before we touch it, and the invoice you approve is the invoice you pay. No surprise add-ons at the end.
DIY or Call Us?
Honest answer: you can scrape regrout and re-caulk a backsplash, and that’s about where DIY should stop. Cutting HardieBacker properly, taping the seams with the right alkalai-resistant mesh tape, and hitting the right screw schedule so the board doesn’t flex behind tile, that’s trade work. Get it wrong and your tile job fails inside two years. Same goes for removing siding from a Miami home: you don’t know what’s behind it until it’s off, and that’s when you find the rotten sheathing, the unflashed window, the termite damage nobody planned for. If you’re anywhere near it, don’t. Call us at (850) 801-8046 and we’ll come take a look. Good work doesn’t need a sales pitch.
FAQs

HardieBacker board itself lasts decades when installed correctly, but the install is everything. Poorly taped seams and moisture behind the board will fail in 5 to 8 years in Miami’s humidity. Installed correctly with proper waterproofing, a tile job over HardieBacker should last 20 years or more.
Yes, if the failure is contained to a section. We can cut out the affected tile, inspect the board behind it, and if the HardieBacker is sound, we patch the section with proper seam tape and thinset. If the board is crumbled or moldy, that section comes out and gets replaced. Call (850) 801-8046 and we’ll tell you exactly what you need after we see it.
A small kitchen with no layout changes runs 3 to 5 weeks. A full gut with structural work, permits, and custom cabinets runs 8 to 12 weeks. We’ll put your timeline in writing before the first tool comes off the truck.
We keep HardieBacker sheets, seam tape, and the right fasteners on our trucks for immediate work. For larger jobs involving HardiePlank siding replacement, we order from our Miami suppliers and typically have materials on site within a week.
