James Hardie Roofing: The Miami Owner’s Guide
James Hardie roofing components for Miami homes typically run $470 to $2,125 installed, depending on whether we’re replacing a single fascia board, a soffit run, or a full section of HardieTrim around your roofline. We stock the most common James Hardie profiles in our Miami shop and can usually match your existing color and texture the same week. Most homeowners find us the hard way: they’re standing in the driveway after a storm, staring at a cracked fascia board or a gap where the soffit used to meet the gutter line. Water gets in behind it, the wood swells, and the corner of the roof starts looking soft. That’s a James Hardie problem even though it sounds like a roof problem, and it’s exactly the kind of repair we do on a regular basis.
One thing to know up front: Sawyer Remodel Miami is an independent contractor. We install and repair James Hardie products, but we’re not affiliated with the James Hardie corporation. That matters because you don’t have to sit in the manufacturer’s queue waiting for a referral. You call us at (850) 801-8046, we look at what’s failed, and we price it in writing before we touch anything.
Which James Hardie Models This Applies To

Most Miami homes built since 2005 use one of three James Hardie lines: HardiePlank lap siding (the horizontal boards), HardiePanel vertical sheets, or HardieTrim boards that finish the fascia, soffit, and rake edges. The roofing conversation almost always involves HardieTrim, because that’s the product sitting directly at the roofline. It comes in 4/4 and 5/4 thicknesses, widths from 3.5 inches up to 12 inches, and two surface profiles: smooth and CedarMill (the wood-grain texture). Miami’s building stock skews toward smooth finish plus a color called Cobble Stone or Arctic White, but we see Monterey Taupe in older Coral Gables homes and Evening Blue along the coastal edges.
The compatibility gotcha is this: you cannot match HardieTrim by color alone. The exposed screw pattern, the reveal depth, and the edge profile all changed across production runs. A board from 2012 and a board from 2022 in the same color will sit differently against your existing paint. We measure the reveal, match the profile, and then color-match the board. For fascia boards running behind the gutter, we usually recommend aftermarket fiber-cement equivalents that hold paint better than OEM in Miami’s humidity. For anything visible at the roofline, we use genuine James Hardie so the texture lines up. We keep both in the Miami shop.

Signs Your James Hardie Roofing Is Failing
- Fascia board swelling at the seams. Fiber cement absorbs water at unfinished edges. If the board was ever cut and not re-sealed, the end grain wicks moisture and swells. You’ll see a bulge at the joint, then cracking within a season.
- Soffit panels sagging or popping fasteners. This happens when roofers or gutter installers used drywall screws instead of the specified long-shank nails. The screws rust in Miami salt air, the panel loses grip, and you get a wave effect along the overhang.
- Peeling paint within two years of a repaint. James Hardie products hold paint better than wood, but only if the surface was primed on cut ends. Unprimed cuts leach moisture and peel from the edge inward. We fix this by pulling the board, sealing it end-to-end, and repainting the whole line.
- Dark staining running down from the roof line. Your roofer’s drip edge may be too short, dumping water behind the fascia instead of into the gutter. The HardieTrim wicks what the flashing misses. The fascia board usually needs replacement once the staining is visible from the ground.
- Gaps opening at outside corners on the rake edge. HardieTrim expands and contracts with heat. If the original installer butted the corners tight without leaving an expansion gap, the board buckles or splits. You’ll see the worst of it on the west-facing gable where Miami afternoon sun beats on it hardest.

AfterReplacement Cost & What’s Included

Straight answer: a single fascia board replacement runs $470 to $850 installed in Miami. A full soffit-and-fascia repair on one elevation starts around $1,200 and goes to $2,125 when we’re pulling gutter, replacing the drip edge, and refitting multiple HardieTrim boards. The price moves on three things: how much scaffolding or ladder staging the job needs (two-story Brickell rooflines cost more than one-story Little Havana bungalows), whether we’re matching an existing color or repainting a full line, and whether the roofer’s flashing caused the failure and needs correcting too.
Every quote is written. It lists the specific boards, the linear footage, the labor hours, and the disposal fee. The number you approve is the number you pay. Our work carries the 365-Day Done Right Promise: if the board fails within a year of install, we make it right in writing, no argument. You also get the free second visit if a repair doesn’t hold. That’s the Relay Standard we’ve run on since 2005, and Luca Romano enforces it on every Miami job personally.
DIY or Call Us?
You can safely check a few things with a ladder and a flashlight. Look at the cut ends of your fascia boards and see if they’re sealed. Look for popped fasteners. If you’re comfortable, check whether the gutter drip edge actually drops into the gutter or ends short. That’s useful information when you call us, and it takes ten minutes.
Replacing HardieTrim at a roofline is not a weekend job. Fiber cement is dense and brittle. Cutting a 12-foot board on a ladder with a circular saw in Miami afternoon heat sends a lot of homeowners to urgent care with a thrown board or a sliced hand. If the repair requires pulling gutter and re-hanging it level, you need two people and the right fasteners or it fails again in the next rain. Call (850) 801-8046 and we’ll come inspect it. The estimate is free, and it takes us about 45 minutes to tell you exactly what’s wrong. Good work doesn’t need a sales pitch.
FAQs

Properly installed and sealed HardieTrim lasts 25 to 30 years in Miami’s climate, but unprotected cut ends can fail within five years. The humidity and salt air accelerate any installation mistake. A board that’s sealed end-to-end and painted on all six sides is what gets you the full lifespan.
Surface cracks from a single impact can sometimes be patched with a two-part epoxy and repainted, and we’ll do that when the board is structurally sound. But swelling, delamination, or wicking from an unsealed end means the board’s integrity is gone. In those cases, patching just moves the failure point six inches down the line. Call (850) 801-8046 and Luca will tell you which one you have.
Most single-elevation replacements take one full day, including gutter removal and reinstallation. If we’re doing multiple elevations or a full roof line, count on two to three days. We confirm the schedule and the crew name before we arrive, and we send photo updates during the job.
We stock the most common Miami profiles and finishes in the shop, including Cobble Stone, Arctic White, and Monterey Taupe smooth boards in 4/4 and 5/4. If your color is uncommon or the profile has been discontinued, we order it and have it in hand within a week. We won’t leave your roofline open while we wait on material.
If you’re seeing cracked fascia, sagging soffit, or paint peeling at your roofline, don’t let it sit through another Miami rainy season. Call (850) 801-8046 or send us a photo of the damage. We’ll tell you whether it’s a simple fix or a full replacement, and you’ll get a written price before any work starts.
