Construction Before & After in Miami, FL

Most contractors can talk about their work. We’d rather show you. Every project below is a real Miami renovation job, with the problem we walked into, the fix we made, and what the after looked like when the dust settled. No stock photos from a catalog. No renderings. Just work that held up after we left. Since 2005, that’s how Sawyer Remodel Miami has built its name from Coral Gables to Kendall to the Upper East Side.

1920s Bathroom Gut Renovation in Coral Gables

BeforeBeforeAfterAfter
Placeholder: Before photo showing cracked 4-inch tile and a rusted cast-iron tub. After photo showing a curbless shower, Schluter edge trim (the metal strip that waterproofs where your tile meets the floor), and a freestanding Toto tub. Drop final photos here.

The problem: The original bathroom in this 1926 Coral Gables bungalow still had the original cast-iron plumbing. Water pressure was a trickle, the tile had separated from the wall, and the subfloor around the toilet was soft. What we did: We tore it to the studs, replaced the entire drain stack, sistered two floor joists, and rebuilt the room with a curbless shower. The tile work used Schluter edge trim to keep the transitions watertight at the floor. The result: A bathroom that doesn’t just look new, but drains properly and won’t leak. The homeowner got a written price before demo started, and the number on the final invoice matched the number she approved.

Kitchen Open-Up in Kendall

BeforeBeforeAfterAfter
Placeholder: Before photo of a cramped galley kitchen with a wall separating it from the living room. After photo showing the wall removed, KraftMaid cabinets, and a Cambria quartz island. Drop final photos here.

The problem: A closed-off galley kitchen in Kendall. The homeowner wanted to see the living room while cooking, but the wall between them was load-bearing. What we did: We engineered a 14-foot LVL beam, pulled the permits through Miami-Dade County, and opened the space. Cabinets are KraftMaid, counters are Cambria quartz. The result: A kitchen that seats six at the island and no longer feels like a hallway. Permits pulled, inspections passed, paperwork left in a folder on the counter.

Water Damage Repair and Bathroom Rebuild in Brickell

BeforeBeforeAfterAfter
Placeholder: Before photo of a water-stained ceiling and buckling drywall. After photo of a rebuilt bathroom with Kohler fixtures and new tile. Drop final photos here.

The problem: A supply line burst in a Brickell condo unit on the 19th floor. Water ran for four hours before the valve got shut off. The ceiling below, the bathroom floor, and two walls were gone. What we did: We dried the unit to spec, removed the damaged drywall and subfloor, and rebuilt the bathroom with Kohler fixtures and porcelain tile rated for condos. The result: The unit passed the building’s re-inspection on the first try. Since 2005, we’ve seen this exact scenario more times than anyone wants to count, and the fix is always the same: dry it, cut it out, rebuild it right.

Porch Enclosure in Coconut Grove

General contractors carrying a large drywall panel during a home renovation.
Placeholder: Before photo of an open porch with screens and a cracked slab. After photo of an enclosed, air-conditioned room with impact-rated windows and James Hardie siding. Drop final photos here.

The problem: A screened porch in Coconut Grove that was unusable from May to October. Hot, humid, and the slab had settled enough that water pooled by the door. What we did: We poured a level topping slab, framed the walls, and enclosed the room with impact-rated windows. The exterior got James Hardie siding to match the rest of the house. The result: A real room with air conditioning that added about 280 square feet of living space. The homeowner got before-and-after photo updates sent to her phone while she was traveling.

Primary Suite Addition in Palmetto Bay

General contractor and client reviewing blueprints in a home renovation project.
Placeholder: Before photo of an underused side yard. After photo of a new primary suite with a vaulted ceiling, walk-in closet, and ensuite bath. Drop final photos here.

The problem: A three-bedroom house in Palmetto Bay with a primary bedroom the size of a hotel room. The owners wanted a suite, but they didn’t want to move. What we did: We designed a 420-square-foot addition off the back, tied the roof into the existing ridge, and matched the stucco texture so the new section doesn’t look new. The ensuite bath got a Caesarstone vanity top and a Moen rain shower. The result: A house that finally works for the family living in it. Written price before framing started. Written guarantee on every repair. No change orders.

Tile Roof and Ceiling Repair in Shenandoah

General contractor reviewing renovation blueprints with a colleague on a construction site
Placeholder: Before photo of a water-stained ceiling and cracked barrel tiles. After photo of the repaired ceiling and replaced tile course, with GAF underlayment visible during install. Drop final photos here.

The problem: A barrel tile roof in Shenandoah had a crack that let water in for months before the ceiling finally showed a stain. By the time we opened it up, the drywall was mush and the strapping was starting to go. What we did: We replaced the cracked tile course with matching barrel tile, installed GAF underlayment, replaced the rotted strapping, and re-drywalled the ceiling. The result: No more stain, no more smell, and a repair that’s backed by our 365-Day Done Right Promise. If it fails within a year, we come back and make it right. No argument.
