Atlas Home Additions & ADU: The Miami Owner’s Guide

A full home addition or ADU build in Miami runs $53,100 to $153,400, and we install Atlas-compatible framing, hardware, and finishing packages on most projects within that range. Most owners contact us after a structural inspection flags an issue, a city permit gets rejected because of outdated Atlas spec sheets, or a previous contractor cut corners on the Atlas fastening system and the drywall started separating at the seams. If you’re staring at a failed inspection or a cracked corner joint, this page tells you exactly what’s wrong, what it costs to fix, and whether it’s worth rebuilding around the Atlas system you already have.

Which Atlas Models This Applies To

Atlas manufactures a rotating line of home addition and ADU kits, and the compatibility gotcha in Miami is humidity. Older Atlas kits from before 2018 used untreated sill plates and non-galvanized connectors, which is a problem when your slab sits three feet above the water table in Kendall. If you have the original permit packet, look for the kit number stamped on the aluminum sill track or the truss tag. It starts with “AT-” followed by four digits. No tag? Measure the wall stud spacing. The current Atlas lineup runs 16 inches on center for exterior walls and 24 inches on center for interior partition walls. If your studs are 19.2 on center, you have the Atlas Compact line, which was discontinued in 2021 but still accepts current-gen hangers with a $40 adapter plate per junction.

For the OEM-versus-aftermarket decision: Atlas genuine hangers, tie-downs, and anchor bolts carry a 20-year manufacturer warranty and are spec-for-spec identical to what the original engineer signed off on. Aftermarket equivalents from Simpson or MiTek work fine and sometimes run 15% cheaper, but Miami-Dade product approval numbers differ. If your addition requires re-inspection after repair, the inspector will ask for the NOA (Notice of Acceptance) number. Atlas parts carry their own NOA. Aftermarket parts carry a different one. Both pass. But the re-inspection paperwork goes faster with the OEM stamp.

We’re an independent Miami contractor, not an Atlas dealer or affiliate. What that means for you: we stock the common Atlas fasteners, hangers, and sill anchors on the truck, and we’re not going to upsell you into a full Atlas re-kit when three brackets fix the problem.

Signs Your Atlas Home Additions & ADU Is Failing

  • Cracked drywall at wall-to-ceiling junctions, always in the same rooms. In Atlas builds, this usually points to truss uplift. The roof trusses lift slightly off the interior partitions during Miami’s wet-dry seasonal swings, and if the original crew nailed instead of using Atlas slotted clips, the drywall takes the movement. This isn’t cosmetic when it repeats every fall.
  • Doors that stick only during summer. Atlas kits ship with engineered lumber that moves less than dimensional lumber, but humidity still loads the frame. A door that binds in August and swings free in January usually means the top plate connection to the Atlas steel strap has loosened.
  • Squeaking floor that tracks one specific joist line. On Atlas second-story additions, the subfloor is glued and screwed. If you can trace the squeak to one joist bay, a hanger has backed off or the original adhesive failed at the rim joist. Water intrusion at the rim is common in Miami, and once the rim rots, the hanger loses bite.
  • Visible rust on the galvanized connectors in the attic or crawl space. Miami’s salt air chews through thin galvanizing in 10 to 12 years. Once you see red rust scaling, the connector is compromised and should be replaced, not painted over.
  • Cracks in the stucco or siding that follow a diagonal line from a window corner. That’s shear movement. Atlas specs require specific hold-downs at shear wall corners. If the original installer skipped them or used the wrong size, the wall racks, and the crack is the first thing you see. The fix is not caulk.

Replacement Cost & What’s Included

A single-story rear room addition with tall windows and a new patio

Installed home addition and ADU work in Miami runs $53,100 to $153,400 depending on how much of the original Atlas structure needs to come out, what the engineer signs off on, and whether you’re repairing or adding square footage. Most of what we see falls into three buckets:

Scope Typical Miami Range
Structural repair only (hangers, straps, hold-downs, rim joist) $4,700 – $15,340
Partial rebuild (one wall section, shear corner, truss re-securing) $16,520 – $53,100
Full home addition or ADU construction on Atlas-compatible framing $53,100 – $153,400

The spread comes down to three things: how much demolition is required to access the failed part, whether the engineer requires upgraded connectors to meet current Miami-Dade wind load standards, and the finish level. A repair that stops at structural is fast. A repair that requires drywall, texture, paint, and trim to make the room look finished is a different invoice.

Every job gets a written price before we pick up a tool. That price includes all parts, labor, debris hauling, and any permit or re-inspection fees we know about on day one. It also includes our 365-Day Done Right Promise. If the repair fails or the cracks come back within a year, we’re back out to fix it. No invoice, no argument.

DIY or Call Us?

You can safely check three things without touching a tool: look for rust on visible connectors, mark the date you first noticed a crack and watch whether it grows, and check whether doors bind seasonally. That information helps us quote the job faster. What you should not do is loosen, tighten, or replace any Atlas connector, hanger, or hold-down yourself. These parts are under structural load, and pulling a bolt out of a loaded shear wall can shift the wall. If a roof truss is involved, the danger is real: truss uplift and wind uplift forces don’t announce themselves before they move.

If you’ve got a failing Atlas connection in Miami, call us at (850) 801-8046. We’ll send a licensed lead contractor, inspect the structure, and put the fix in writing before any work starts. The estimate is free.
