CGI Roofing: The Miami Owner’s Guide
If you’re looking for CGI roofing repair or replacement in Miami, installed pricing typically runs $470 – $2,125 for targeted repairs and $944 – $4,250 for larger flashing, fastener, or panel work depending on what failed and how many fasteners pulled loose. We keep a full set of CGI-compatible clips, screws, sealants, and flashing on our trucks, and most CGI callouts are diagnosed and quoted same-day. The way owners usually find out something’s wrong is water staining the ceiling drywall or hearing a fast-paced metallic rattle near the ridge on gusty afternoons. CGI panels don’t fail often, but when they do, the metal almost always outlives the sealant and hardware around it.
Here’s what you need to know before spending a dollar, from what matches your existing system to what it should cost in south Florida.
Which CGI Models This Applies To
CGI manufactures aluminum and galvanized steel roofing panels and accessories under the Crown and Chinchilla lines, among others. The parts that usually need replacing, clip assemblies, closure strips, pancake-head fasteners, butyl tape, and panel-to-panel sealant, largely cross over between those two series, but the profile matters. A Crown panel clips differently than a Chinchilla panel; if you own a Crown profile and a roofing crew tries to pull replacement clips off a generic truck stock, the panel won’t seat tight and you’ll be back up there in six months. That’s the compatibility gotcha nobody mentions until the leak comes back. If you still have the original packaging or a cut sheet from your install, snap a photo of the label before you call us. No label? Measure the rib height and the panel width from center to center and we can ID it that way. Aftermarket clips and screws are fine when they match the gauge and factory dimensions; where we won’t cut a corner is the sealant. CGI’s metal can last 40-plus years. The wrong caulk degrades in Miami’s UV within three, and we’ve torn apart enough roof repairs to know the silicone bead always fails before the panel it was hiding behind.

Signs Your CGI Roofing Is Failing
- Water staining on the ceiling at the outer edges of rooms. This almost always traces to failed closure strips at the eave or a worn sealant bead where the panel terminates into a wall. The metal itself is dry; the barrier around it is what gave up.
- A metallic rattle or clicking during wind gusts. Loose fasteners or cracked clip tabs let the panel lift a fraction of an inch and snap back down. It sounds like a loose sign flapping, and every gust is widening the slot.
- Rust streaks running down from a single fastener head. This is a fastener that lost its EPDM washer. Once the rubber rots in the Miami sun, moisture sits directly on the screw head, and the rust travels straight down the panel face.
- White chalky residue at panel overlap joints. That’s the panel coating oxidizing where friction plus moisture has worn through the factory finish. Left alone, it becomes a pinhole, and a pinhole becomes a drip.
- Daylight visible from the attic at the ridge or gable end. Get up there on a bright afternoon. If you can see light slivers anywhere along the ridge cap or rake trim, the closure foam has compacted or shifted, and the roof is open to wind-driven rain.

AfterReplacement Cost & What’s Included
CGI roofing work in Miami splits into two buckets. Fastener, sealant, and small flashing repairs fall in the $470 – $2,125 range for a typical house, and that includes the parts, the labor, the trip, and the cleanup. Larger jobs, where multiple panels need to be pulled and rebedded or the ridge cap has to be fully reworked, land between $944 and $4,250. The driver is almost always access and panel count: a single-story hip roof in Kendall is a morning job, while a steep gable in Coconut Grove with a second-story overbuild takes a full day and a fall-protection setup. You get a written line item quote before anything gets unscrewed, you pay exactly what you approved, and the repair is covered under our 365-Day Done Right Promise: if it’s not done right, we make it right, in writing.
DIY or Call Us?
What you can safely do is identify the area and stop the interior damage: photograph the stain, place a bucket, and check the attic for the exact water path so we can trace it faster. What you shouldn’t do is get on a wet or steep metal roof in street shoes to recaulk a joint you can’t see from the eave. Metal roofs are slick even dry, and a fall from a single-story eave in Miami is still a hospital visit. If the problem is at a fastener or an overlap joint and you’re comfortable on a ladder, we’re happy to tell you what’s happening over the phone. But when it’s a loose clip, a lifted panel, or anything near the ridge, call the office at (850) 801-8046 and let one of us with fall gear and the right clips handle it. You didn’t buy a metal roof to spend your Saturdays on a heat-soaked panel.
FAQs

CGI metal roofing panels typically last 40 years or more in Miami, but the sealant, closure foam, and fastener washers around them realistically need attention every 10 to 15 years. The sun and salt air here break down rubber and caulk long before the aluminum or galvanized steel ever fails. Call (850) 801-8046 and we’ll tell you honestly whether what you’re seeing is wear or just weathering.
In most cases a CGI roof can be repaired, since the failures we see are in the hardware and sealant, not the panels themselves. The exception is when panel overlap joints have worn through the coating and pinholes are forming across multiple sheets. We’ll tell you straight if repair will hold or if you’re spending repair money on a roof that’s reached the end.
A typical fastener, sealant, or small flashing repair on a CGI roof takes 2 to 4 hours on site. Larger jobs where panels need pulled and rebedded can run a full day. We’ll give you a window before we arrive, and you’ll get a live arrival time through The Relay Visibility Guarantee.
We stock the common CGI-compatible items on our trucks, including clips, pancake-head fasteners, butyl tape, closure strips, and panel sealant. Odd-profile trim or a custom-bent ridge cap may need a fabrication day or two. Call (850) 801-8046 and describe the part, we’ll confirm whether it’s on the truck or needs ordered before you book the visit.
