James Hardie Bathroom Remodeling: The Miami Owner’s Guide
James Hardie bathroom remodeling in Miami typically runs $10,620 to $33,040 installed, depending on the size of the space, how much waterproofing is involved, and whether we’re replacing a failed fiber cement backer system or building new. Most jobs take 2 to 4 weeks, not because the work drags, but because waterproofing needs cure time before tile goes up. You usually discover a problem when grout keeps cracking at the seam between the tub and the wall, or when baseboards near the shower start swelling for no reason you can find.
What we’re fixing most often in Miami isn’t the James Hardie board itself failing. It’s what happens when the original install skipped a step, used the wrong sealant at the joints, or someone nailed instead of screwed the board to the studs before tile went on. The board is sound. The system around it wasn’t. That’s the repair we do most.
Key Takeaways:
- Installed James Hardie bathroom remodel in Miami: $10,620 to $33,040
- James Hardie backer board is not waterproof on its own, it needs a membrane or sealant system over it
- Miami humidity means a missed waterproofing step shows up as mold or cracked grout within 2 to 3 years
- We stock James Hardie HardieBacker and HardieBacker 500 on the truck for most repair jobs
- Every job gets a written price before work starts and the 365-Day Done Right Promise
Which James Hardie Models This Applies To

In bathroom applications, you’re dealing with two James Hardie product lines: HardieBacker 1/4″ Cement Board for floors and countertops, and HardieBacker 500 (1/2″) Cement Board for walls and tub surrounds. The 1/4″ board is strictly for floors and goes over a plywood subfloor minimum 5/8″ thick. The 1/2″ board handles walls, and that’s the one we see behind most failed Miami shower surrounds.
Here’s the compatibility gotcha most people miss: James Hardie makes an EZ Grid version of both boards that has pre-marked fastener patterns, and a Smooth version. The smooth version works fine, but the EZ Grid board is what we prefer because the fastener spacing is printed right on the board, which means fewer missed studs and fewer screw pops later. Both are stocked at most Miami supply houses, but if you’re checking labels yourself, look for the HardieBacker stamp on the board face. If it’s not stamped, it’s not James Hardie.
The other piece that matters is the alkali-resistant mesh tape and the joint compound. Regular drywall tape and joint compound will fail behind tile in a shower. We use James Hardie’s specified tape and a modified thinset for the seams. If the original install used drywall mesh tape, that seam fails first, and the board looks like it’s the problem when it isn’t.
OEM versus aftermarket doesn’t really apply to the board itself, since the board is the OEM product. Where people try to save money is with generic cement board from a big-box store. It’s not the same. HardieBacker is denser, cuts cleaner, and holds screws better. We’ve installed both. There’s a reason we stock James Hardie on the truck.

Signs Your James Hardie Bathroom Remodeling Is Failing
- Grout cracks reappear within months of being re-grouted. This almost always means the backer board is moving behind the tile. Either the board wasn’t screwed on the recommended 8-inch spacing, or the studs behind it are flexing. Re-grouting without fixing the board movement is throwing money away.
- Baseboard or drywall at the shower edge is swelling or bubbling. Water is wicking past the shower edge. The HardieBacker may be fine, but the seam where it meets the adjacent drywall wasn’t sealed correctly. In a Miami bathroom with daily showers, that seam leaks within the first year if it’s not done right.
- Tiles sound hollow when tapped. The thinset didn’t bond to the board. This happens when the board was too dry before tiling and pulled the moisture out of the thinset too fast, or when someone used mastic instead of a polymer-modified thinset in a wet area.
- Mold or a musty smell that keeps coming back after cleaning. Water is getting behind the tile and sitting there. HardieBacker itself doesn’t feed mold, but the studs and insulation behind it will. Once that starts, the board has to come off to fix it properly.
- Soft spots on the bathroom floor near the tub or toilet. The subfloor is rotting under the HardieBacker. This is a bigger project, but it’s a common one in older Miami homes built before subfloors were properly sealed in wet areas.
Replacement Cost & What’s Included

A full James Hardie bathroom remodel in Miami lands between $10,620 and $33,040 installed, and the range comes down to three things: square footage of tile, whether we’re doing a tub surround or a full gut, and whether the subfloor or studs need replacing once we open the wall. A small bathroom with a tub surround replacement starts around $5,900. A full bathroom gut with a walk-in shower, new HardieBacker on every wall, new fixtures, and new flooring will push toward the top of that range.
Here’s how a typical mid-range bathroom breaks down:
| Scope Item | Typical Cost Range (Miami) |
|---|---|
| Gut and haul-off of old tile/backer | $1,180 to $2,950 |
| New James Hardie HardieBacker walls (materials + install) | $2,360 to $5,310 |
| Waterproofing membrane system (liquid or sheet) | $1,180 to $2,950 |
| Tile installation (walls and floor) | $2,950 to $8,260 |
| New shower/tub fixtures (Kohler, Moen, or Grohe) | $945 to $4,130 |
| Vanity, countertop, and sink | $2,360 to $5,900 |
Every line is written before we start. The invoice you approve is the invoice you pay. If we find rot behind the board once it’s open, we stop, send you photos, and give you a written change order before touching anything else. That’s the Relay Visibility Guarantee, and it’s how every Sawyer Remodel Miami job runs, no exceptions.
All work carries our 365-Day Done Right Promise. If something isn’t right within a year of completion, we make it right, in writing, no argument.
DIY or Call Us?
You can absolutely inspect your own bathroom. Pull the escutcheon plate off the shower handle and look at the board edge. Check for dark spots, soft drywall, or cracked grout lines. Those are clues you can gather without opening anything. What you shouldn’t do is start pulling tile off a shower wall to “take a look.” Once you open a wet area in a Miami house, you’ve exposed whatever mold is behind it, and now you’re on the clock. You also won’t have a working shower until it’s fixed.
Installing HardieBacker isn’t rocket science, but cutting it produces silica dust, it requires specific fastener spacing and type, and the waterproofing layer over it is unforgiving. One missed seam or one wrong sealant and you’ve built a slow leak that won’t show itself for two years. By then the repair is three times the price. If you want it done once and done right, call (850) 801-8046 and we’ll come look. The estimate is free.
Good work doesn’t need a sales pitch.
How Long Does a James Hardie Bathroom Remodel Take in Miami?
A full bathroom remodel with new HardieBacker walls takes 2 to 4 weeks in Miami, with the timeline set by thinset cure times and waterproofing membrane drying windows in our humidity, not by how fast a crew can move. A tub surround replacement or backer board repair around a failing shower can often be done in 5 to 7 working days. Miami’s humidity means we can’t rush the mud, and we won’t pretend otherwise to win a bid. Call (850) 801-8046 and we’ll give you a real timeline for your specific bathroom.

AfterCan You Repair the Existing Board Instead of Replacing It?
If the HardieBacker is intact and the problem is a failed seam or cracked grout, we can sometimes do a targeted repair by removing the affected tile, re-taping the seam with alkali-resistant tape, re-waterproofing that section, and re-tiling. If the board itself is delaminating, water-damaged, or pulling away from the studs, repair isn’t worth it, and full replacement of that wall section is the honest answer. We’ll tell you which one you have after we look, and the price for either path is in writing before you commit.
Do You Stock James Hardie Materials on the Truck?
Yes. We keep HardieBacker 1/4″ and HardieBacker 500 on the truck, along with the proper alkali-resistant tape, fasteners, and waterproofing membrane. That means a typical Houston repair doesn’t wait on a supply house run. We also carry KraftMaid, Cambria, and Silestone samples on request so you can match a vanity or countertop at the same appointment without a second visit.
Will the Price Change Once the Wall Is Open?
The price changes only if we find rot, mold, or structural damage that wasn’t visible before demo, and only after we show you photos, explain what we found, and hand you a written change order for approval. We don’t do surprise invoices and we don’t renegotiate the original scope mid-job. That’s the Relay Standard, and it’s been how we run since 2005.
FAQs

James Hardie HardieBacker itself has a limited lifetime warranty against manufacturing defects, but in Miami’s humidity, the system around it is what determines real-world lifespan: a properly waterproofed, properly installed board system should last 30+ years without issues, while a board installed without a proper membrane can show problems in 2 to 5 years. The board rarely fails; the install details do.
We use a liquid-applied waterproofing membrane or a sheet membrane, depending on the shower design, and we tape all board seams with alkali-resistant mesh tape in a modified thinset before the membrane goes on. We don’t rely on the board alone as a waterproof layer, because HardieBacker is water-durable, not waterproof.
If the grout failed because of board movement or water intrusion, re-grouting is a temporary patch that will fail again within months, and in Miami, usually sooner. If the board is stable and the grout cracked from normal settling, re-grouting may be enough. We’ll tell you which situation you have after inspecting, not after quoting.
Yes, we’ve been remodeling bathrooms in Brickell condos, Coral Gables homes, and across Miami for years, and we’re familiar with the specific quirks of older Miami construction, including smaller baths, concrete subfloors, and building access rules in high-rises. Every job gets the same written price and visibility guarantee, regardless of the neighborhood.
