James Hardie Home Additions & ADU: The Miami Owner’s Guide

Adding square footage to a Miami home with James Hardie siding and trim typically runs $53,100 to $153,400 installed, depending on whether you’re building a ground-floor addition or a detached ADU. We stock James Hardie plank, panel, and trim profiles on our trucks, and we match existing siding color and texture so the new section doesn’t look like an afterthought. Most homeowners call us after they’ve noticed water staining at the transition point where the old wall meets the new framing, or when they realize the original siding profile on their house has been discontinued and they can’t find it anywhere.

Here’s what most people don’t know until they’re in the middle of it: James Hardie changes product lines, pulls colors, and revises texture profiles more often than you’d expect. A HardiePlank lap siding in “Cobblestone” from 2016 may not exist in the same finish today. That’s where a contractor who actually stocks and catalogs this stuff saves you from a patchwork wall that kills your resale value in a Coral Gables or Pinecrest market where buyers notice everything.

Which James Hardie Models This Applies To

A second-story addition that matches the existing roofline

We work with four main James Hardie product families on additions and ADUs: HardiePlank lap siding (5.25″, 6.25″, 7.25″, and 8.25″ exposures), HardiePanel vertical siding (4’x8′, 4’x9′, and 4’x10′ sheets), HardieTrim boards (4/4 and 5/4 thickness, smooth or woodgrain), and HardieSoffit panels for eaves and porch ceilings. Each has its own nailing pattern, gap tolerance, and flashing requirement that changes how the addition ties into your existing structure.

The compatibility gotcha most Miami homeowners hit: your original siding is probably a 5/16″ thick HardiePlank in a Cedarmill texture, but if your house was built before 2010, the current version of that same “Cedarmill” has a slightly different embossing depth. Up close, old and new won’t match perfectly. That’s why we sample-match on site before we order anything, and why we’ll tell you honestly if a perfect match isn’t possible, so you can decide whether to re-side one entire wall or live with a subtle transition line.

On the OEM versus aftermarket question: James Hardie doesn’t license third-party “Hardie-compatible” siding. What you’ll find at some supply houses are generic fiber cement boards that look similar but carry different warranties, different expansion rates, and different paint adhesion characteristics. For an addition that has to survive Miami’s humidity, salt air, and hurricane season, we install genuine James Hardie product, period. The warranty and the color retention are worth it.

Signs Your James Hardie Home Additions & ADU Is Failing

  • Water staining at the seam where the addition meets the original wall. This almost always means the original flashing was installed wrong, or the caulk joint has failed and water is wicking behind the siding into the framing.
  • Bubbling or peeling paint on the lower 2 feet of the wall. In Miami, this is usually splash-back from rain hitting concrete or pavers, but it can also mean your siding was installed without the required 6″ clearance from grade and is absorbing ground moisture.
  • Visible cracking at corners of the new addition. James Hardie expands and contracts with temperature swings. If the framing behind it was built too tight or the siding butts were caulked instead of left with the proper gap, you’ll see stress cracks within a couple of seasons.
  • Soft spots you can feel when you press on the siding. Fiber cement shouldn’t flex. If it does, the board is compromised from water absorption or the framing behind it is rotting. Either way, that piece needs to come off before the problem spreads.
  • Gaps opening between trim boards and window openings on the addition. This is a settling or framing issue, not a siding issue, but it means the HardieTrim was probably nailed too close to the edge or without enough fastening penetration. Caulk will fail again in a year. The fix is refastening and resealing, not more caulk.

Replacement Cost & What’s Included

A wide opening with a new beam where the kitchen wall was removed

Here’s what we quote in the Miami market right now. A full home addition with James Hardie exterior runs $53,100 to $153,400 depending on square footage, roof tie-in complexity, and whether the addition is conditioned space or a covered outdoor room. An ADU (accessory dwelling unit) with a kitchenette or full bath runs $106,200 to $259,600 when built as a standalone structure with James Hardie siding, HardieTrim, and HardieSoffit.

The range on a siding-specific repair or replacement on an existing addition breaks down like this:

  • Siding panel replacement on one wall section: $1,180 to $3,540, including removal, flashing inspection, and new HardiePlank or HardiePanel matched to the existing profile.
  • Full re-side of a small ADU (up to 400 sq ft of wall area): $8,260 to $16,520, including housewrap, flashing, trim, and painted finish.
  • HardieTrim replacement around windows and doors: $590 to $2,360 depending on linear footage.
  • Soffit and fascia replacement with HardieSoffit: $1,180 to $4,130 per elevation.

Every quote is a written, line-item price before we start. No change orders, no “we found rot and it’s going to cost more” surprises unless you approve it in writing first. The labor is backed by our 365-Day Done Right Promise: if it fails in the first year, we fix it on our dime.

DIY or Call Us?

You can safely inspect for visible cracking, water staining, caulk separation, and soft spots, and you should. The safety issue with James Hardie siding is not the installation itself; it’s what you find when you open the wall. If water has been getting behind the siding, you’re likely looking at rotted framing, mold, or compromised sheathing. Cutting into that without knowing how to assess structural damage is how a $300 siding patch becomes a $9,000 structural repair.

Also worth knowing: James Hardie siding requires specific fasteners, the right blade for cutting (standard wood blades burn out fast), and proper gapping. A wrong install voids the manufacturer warranty and shows up at resale. If you’re comfortable doing cosmetic inspection, go for it. If you see anything wet, cracked, or soft, call us at (850) 801-8046 before you touch it. Good work doesn’t need a sales pitch, but a bad repair always costs more than the good one.
