Kohler Home Additions & ADU: The Miami Owner’s Guide
Kohler home additions and ADU projects in Miami typically run $53,100 to $153,400 installed, depending on square footage, foundation work, and whether you’re building a detached unit or converting existing space. Most full additions take 12 to 20 weeks from permit to punch list. Homeowners usually call us after a smaller remodeling company has botched the Kohler fixture rough-ins, or after they’ve discovered their existing addition wasn’t permitted and won’t pass a Kohler warranty inspection.
What most people don’t realize is that Kohler’s warranty on tubs, shower valves, and wall-hung sinks requires professional installation and a permit record to stay valid. If your addition was built without proper rough-in depths and waterproofing behind those Kohler walls, the fixtures fail early, and Kohler won’t cover it. That’s the most common call we get in neighborhoods like Coral Gables, Coconut Grove, and Pinecrest: an owner with a beautiful Kohler alcove tub that’s leaking into the slab because the rough-in was six inches off the mark.
Which Kohler Models This Applies To

Kohler doesn’t make “home additions,” but the brand runs deep through every addition and ADU we build in Miami. The fixture rough-ins are where Kohler compatibility gets specific. Here’s what actually matters when you’re matching Kohler products to your addition’s plumbing and framing.
The Kohler Underscore and Archer tub lines both require a 60-inch rough opening, but the Underscore needs an additional 2 inches of depth behind the apron for the tile flange. If your framer built to standard 60-by-32 specs, your Underscore won’t seat properly. The Purist wall-mount faucet line needs a 2×6 stud wall behind it, not 2×4, because the valve body is deeper than the standard Kohler single-handle shower valve. That’s the kind of detail that shows up in a failed inspection or a leak six months later.
For ADU kitchens, the Kohler Prolific and Stages sink lines both work with standard 36-inch base cabinets, but Prolific requires a minimum 30-inch cabinet depth, which most off-the-shelf ADU cabinet packages don’t have. When it comes to OEM versus aftermarket for Kohler, we always recommend OEM drain assemblies and valve cartridges. Aftermarket cartridges tend to fail within two years in Miami’s hard water, and Kohler won’t honor a warranty claim when they see an aftermarket part in the valve body.
Sawyer Remodel Miami is an independent contractor and not affiliated with Kohler. We also stock and install fixture lines from KraftMaid, Cambria, and Silestone for clients who want to mix brands across the same addition.

Signs Your Kohler Home Additions & ADU Is Failing
- Water stains on the ceiling below a second-floor Kohler tub or shower. Nine times out of ten, this is failed waterproofing at the tub flange or a drain assembly that wasn’t torqued to spec. Miami’s humidity makes slow leaks worse because mold sets in fast.
- Kohler shower valve drips no matter how hard you close the handle. The cartridge is worn, usually from mineral buildup in Miami’s water. If the rough-in wasn’t set at the correct depth, the trim plate doesn’t seat tight, and the cartridge fails early.
- Wobbly or sagging floors around the addition. This typically means the joist spacing wasn’t engineered for the added load of a tile floor and a filled Kohler tub. South Florida’s sandy soil settles, and an undersized slab will crack under the weight.
- Cracks running from window corners in the new addition. Differential settling between the original structure and the addition. Without proper tie-in framing and a foundation that matches the existing slab depth, Miami’s wet-dry soil cycles will pull the two structures apart.
- Kohler fixtures that buzz or produce low water pressure in the ADU. The supply line was undersized when the main was split, or the ADU is on the same run as the main house. A Kohler rainfall shower head needs 2.5 GPM at 45 PSI minimum. Run an irrigation line off the same trunk and you’ll feel it in the shower.

AfterReplacement Cost & What’s Included

The price for a Kohler-equipped home addition in Miami doesn’t come as a single mystery number. Here’s how the line items break down on a typical scope.
| Project | Miami Price Range |
|---|---|
| Home Addition | $53,100 – $153,400 |
| ADU Construction | $106,200 – $259,600 |
| Garage Conversion | $35,400 – $94,400 |
| Bathroom Remodel (inside addition) | $10,620 – $33,040 |
| Kitchen Remodel (ADU kitchen) | $16,520 – $53,100 |
| Countertop Installation (ADU) | $2,360 – $7,670 |
The range moves on a few things. A detached ADU with its own foundation and utility drops adds $50,000 or more versus a garage conversion that already has rough walls and a slab. Kohler fixtures run roughly 20 to 30 percent higher than builder-grade American Standard or Delta, but they hold up better in Miami’s humidity and they carry a lifetime warranty when installed to spec.
What’s included in our number: the written price before work starts, all permits pulled by us, the Kohler rough-ins set to manufacturer spec, waterproofing with Schluter edge trim where tile meets the floor, and a 365-Day Done Right Promise. If the addition leaks or the Kohler fixtures fail within a year, we make it right. In writing.
DIY or Call Us?
If you’re troubleshooting an existing Kohler fixture, there are two things you can safely check yourself. First, confirm the water pressure at the main. South Florida municipal supply runs 45 to 65 PSI in most neighborhoods. Below 40 PSI, your Kohler fixtures will underperform no matter what we install. Second, check the shutoff valves under sinks and toilets. Half the “failed fixture” calls we run in Brickell turn out to be a partially closed angle stop.
What you shouldn’t touch: the rough-in plumbing, the waterproofing behind tile, or any electrical work inside an addition or ADU. A bad rough-in behind a Kohler tub floods a Miami slab and costs $15,000 to fix. Crossed wires in an ADU panel is how house fires start. We’re background-checked, uniformed, and every job has a written price before we start. Call (850) 801-8046 and we’ll tell you if it’s a five-minute fix or a full rebuild. Free estimate either way.
FAQs

Kohler faucets, valves, and tubs last 15 to 25 years in Miami when installed to spec, but hard water can cut cartridge life to 5 to 8 years. The fixtures themselves rarely fail. What fails first in Miami is the installation, specifically waterproofing and rough-in depth. That’s why the warranty is only worth the paper it’s printed on if the permit record and installer match up. Call (850) 801-8046 if you suspect your original rough-in was off.
Yes, if the framing is accessible from behind, we can reposition a rough-in without gutting the whole wall. If the waterproofing has already failed and water has reached the slab or studs, the tile has to come out. Miami’s humidity means you can’t dry out a wet wall and just tile over it. The mold will come back. Call (850) 801-8046 and we’ll tell you which category you’re in after a site visit, with a written price before any work starts.
A detached ADU with Kohler fixtures typically takes 4 to 7 months from permit application to final inspection in Miami. A garage conversion runs 10 to 16 weeks. Permitting through Miami-Dade is the variable. We pull every permit ourselves and the timeline is in writing before we start. Call (850) 801-8046 for a realistic schedule based on your specific lot and scope.
We stock common Kohler cartridges, trim kits, drain assemblies, and shower valves on the truck, so a warranty call or a failed cartridge swap is usually a single visit. If you have an obscure Kohler finish or a discontinued model, we source OEM directly and schedule the install as soon as the part lands. Call (850) 801-8046 with your model number and we’ll tell you over the phone if it’s on the truck.
