Master Halco Home Additions & ADU: The Miami Owner’s Guide

We stock and install Master Halco-compatible framing, fasteners, and structural components for home additions and ADU construction throughout Miami, with typical installed projects running $53,100 to $153,400 depending on square footage, foundation work, and finish level. Most homeowners discover a Master Halco part has failed when they notice sagging roof lines, soft spots in subflooring, or doors that suddenly won’t close square. The good news: we carry the common Master Halco structural SKUs on our trucks, so a failing connector plate, joist hanger, or post base doesn’t have to stall your addition for a week.

Sawyer Remodel Miami is an independent contractor, not affiliated with Master Halco, but we’ve built enough additions with their structural hardware to know exactly which part matches which application.

Which Master Halco Models This Applies To

A second-story addition that matches the existing roofline

Master Halco manufactures a broad line of structural connectors, post bases, joist hangers, and framing anchors sold through lumberyards and building supply houses across Florida. The parts you’re most likely dealing with on a home addition or ADU are their galvanized post bases (PB series), hurricane ties (H series), and face-mount joist hangers (J and L series). Here’s the thing Miami homeowners need to know: Master Halco parts are not model-specific the way a dishwasher part is. They’re specified by load rating, lumber dimensions, and finish. A joist hanger stamped “JUS26-3” means it fits 2×6 lumber with a 3-inch seat. A post base stamped “PB66” fits a 6×6 post.

The compatibility gotcha we see constantly: homeowners buy a standard G90 galvanized hanger online, then we pull it apart three years later with rust blooming through the joist. In Miami’s salt air, you want G185 hot-dip galvanized or stainless steel for any exterior application. Master Halco makes both. The extra few dollars per connector is the difference between a 20-year connection and a 5-year one within two miles of Biscayne Bay.

If you can’t read the stamp, take a photo of the part and the lumber it attaches to. We’ll match it from the truck or have it in hand within 48 hours.

Signs Your Master Halco Home Additions & ADU Is Failing

  • Sagging or bouncy floor joists. In a raised-floor ADU, this usually means a joist hanger has pulled away from the ledger or the nails have sheared. Master Halco hangers are engineered for specific nail patterns. Skip one nail and the whole connection de-rates by 30 percent.
  • Doors that stick or won’t latch in humid months. This often points to a post base that’s settled or a beam connection pulling loose. The wood framing moves with Miami’s wet-dry cycle, and a compromised connector lets it move too far.
  • Visible rust streaking on galvanized hardware. That’s the zinc sacrificing itself to protect the steel underneath. Once the rust runs, the connector is nearing end of life. Near the coast, we see this in as little as 8 to 10 years on standard G90 parts.
  • Cracks in drywall radiating from window or door corners in the addition. The opening isn’t carrying load the way it should. Often the header hanger or strap at that corner has loosened.
  • Uplift movement during tropical storms. If your ADU’s roof visibly lifts or creaks in high winds, the hurricane ties are either missing, undersized, or splitting the top plate. This is the one we tell people not to ignore. Miami-Dade wind loads are no joke.

Replacement Cost & What’s Included

A finished backyard cottage with a small covered porch

Most Master Halco part replacements during a home addition or ADU project in Miami are folded into the larger job, but for a standalone structural repair, the numbers land like this:

Scope of Work Installed Price Range (Miami)
Single joist hanger or post base replacement $470 – $2,125
Full structural connector replacement on one room addition $2,360 – $7,670
Partial home addition (foundation, framing, connectors, exterior finish) $53,100 – $153,400
Complete ADU build with Master Halco structural hardware throughout $106,200 – $259,600

Every quote we write in Miami is line-item: the exact part number, the quantity, the labor hours, and the permit fees if the repair requires one. You’ll see the written price before we pick up a single tool, and that number is the number on your invoice. Our structural repairs carry the 365-Day Done Right Promise. If a connector we installed fails inside that year, we come back and fix it at no charge.

DIY or Call Us?

A homeowner can absolutely identify most Master Halco part failures. Take a flashlight into the crawl space or attic, look for rust streaks, cracks in the wood around connectors, or daylight between the hanger and the ledger. That’s your diagnosis. The repair is a different conversation. Structural connectors on home additions and ADUs are load-bearing. Undersize the replacement, install it with the wrong nails, or skip a single fastener, and you’ve got a floor or roof carrying weight on a connection that isn’t rated for it. We replace a lot of DIY connector jobs in Miami, and nearly all of them failed for the same reason: the homeowner used deck screws instead of structural nails. Deck screws snap under shear load. If the part you’re replacing holds up anything bigger than a small carport, call (850) 801-8046. Good work doesn’t need a sales pitch.
