Mighty Buildings Home Additions & ADU: The Miami Owner’s Guide
If you own a Mighty Buildings home in Miami and the addition or ADU module is failing, delaminating, leaking at the panel seams, or showing stress cracks, we handle parts and repair work on these systems. Typical installed home addition work in Miami runs $53,100 to $153,400 for module repair, structural reframing, and finish restoration, while full ADU construction on a Mighty Buildings-compatible foundation runs $106,200 to $259,600. Most owners discover a problem after a heavy storm season: water stains at corner joints, panel separation you can see from the driveway, or a floor that’s not sitting right anymore. This page tells you exactly what’s going on, what it costs, and what we do about it.
Which Mighty Buildings Models This Applies To
Mighty Buildings homes are panelized modular structures built from composite stone panels and light-gauge steel framing. The panels arrive pre-fitted, which means the tolerance stack is tight: if a panel gets damaged in transit to a Miami site or settles wrong after install, the whole module shifts. We work on the Mighty House, Mighty ADU, and Mighty Duo lines, and panel replacement is specific to the module serial number stamped near the panel edge. Don’t try to match a panel by look alone; the fire-rated core thickness varies between exterior and interior panels, and a mismatched panel voids the manufacturer’s thermal envelope. On the OEM-vs-aftermarket question: for structural panels, stay OEM or have us fabricate a steel-framed equivalent with the same R-value. For interior finishes and trim, quality aftermarket is fine. Sawyer Remodel Miami is an independent service provider, not affiliated with Mighty Buildings, so we call the specs as we see them, not as a warranty brochure wants you to hear.

Signs Your Mighty Buildings Home Additions & ADU Is Failing
- Panel seam separation at corners. This is the #1 failure we see in Miami humidity. The composite panels expand and contract with heat and moisture, and if the original install used a sealant that wasn’t rated for South Florida UV exposure, the seams open up. Water gets behind the panel and the problem compounds.
- Hairline cracks radiating from window and door openings. This usually means the steel framing behind the panel is deflecting under wind load. Hurricane straps and tie-downs can loosen over time, especially on ADUs built on pier foundations in softer Miami soil.
- Soft spots in the floor near exterior walls. Water intrusion at the panel base. We find missing flashing or caulk failure at the sill plate about 70% of the time. In a modular build, a floor soft spot is never just a floor issue; the wall panel above is wicking moisture.
- Visible rust on exterior panel fasteners or steel trim. Salt air in Miami doesn’t care how good the powder coat looked at the factory. Once fasteners start rusting, they swell and crack the panel around them.
- Interior drywall tape peeling in a straight vertical or horizontal line. That’s a panel joint moving underneath. In a stick-built house, a tape crack is cosmetic. In a panelized Mighty Buildings module, it means the structural connection is moving.

AfterReplacement Cost & What’s Included
In Miami, full home addition work on a Mighty Buildings structure runs $53,100 to $153,400, and ADU construction on a Mighty Buildings-compatible build runs $106,200 to $259,600. The spread depends on module size, whether we’re replacing structural panels or just refinishing, foundation condition, and whether the job triggers Miami-Dade high-velocity hurricane zone (HVHZ) requirements for fasteners and tie-downs. Every estimate includes a written line-item breakdown: parts, labor, disposal, and any engineering review. We don’t do change orders. The number on your invoice is the number you approved. And every job carries the 365-Day Done Right Promise: if it’s not done right, we make it right, in writing.
DIY or Call Us?
You can safely inspect panel seams, check for rust on fasteners, and look for standing water around the base of your ADU. That’s worth doing before you call so you can describe exactly what you see. What you should not do is pry open a panel seam, try to re-secure a loose panel with construction screws, or attempt any work that involves the steel framing or tie-downs. These modules carry real structural load, and in Miami the wind code makes everything less forgiving. An improperly seated panel is worse than a loose one. If you’re seeing any of the symptoms above, call (850) 801-8046 and we’ll walk through it with you on the phone first.
FAQs

The composite stone panels are rated for decades, but the sealants and fasteners around them are not. In South Florida’s UV and salt exposure, expect seam sealant to need replacement roughly every 7 to 10 years. Fasteners on beachfront or near-coastal properties may need attention sooner. The structure itself can last 50+ years if the envelope is maintained.
Small cosmetic cracks can be filled and refinished. Structural cracks, panel delamination, or water-intruded panels need replacement. The honest answer from anyone who’s actually done this work: patch jobs on a structural panel buy you time, not a fix. Call us at (850) 801-8046 and we’ll tell you which one you have.
Most panel repairs and seam resealing runs 2 to 4 days on site. A full ADU module replacement, including crane work and re-connection, can take 2 to 3 weeks depending on engineering review and permit timing in Miami-Dade. We give you a written timeline before work starts, and the live arrival tracking means you always know when we’re on the way.
We stock the fasteners, sealants, flashing, and steel framing profiles used on Mighty Buildings installs right here in Miami. Full panels are ordered per module serial number, and we handle that ordering. No guesswork on compatibility. Call (850) 801-8046 and we’ll match your module in the first call.
If your Mighty Buildings addition or ADU is showing signs of trouble, don’t wait for the next storm to find the weak spot for you. Call (850) 801-8046 for a free estimate. We’ll give you a written price before any work starts, and you’ll know exactly who’s coming, when they arrive, and what it costs.
