Oldcastle Roofing: The Miami Owner’s Guide
We stock and install Oldcastle-compatible roofing parts across Miami, with most repairs landing between $470 and $2,125 depending on what’s failed and how much of it needs replacing. If you’ve got a cracked tile, a slipped ridge cap, or underlayment that’s given up after one too many hurricane seasons, we typically diagnose it same-day and get the fix scheduled within the week. Most owners call us after they spot water staining on a ceiling or find tile fragments in the yard after a storm, and by then the failure has usually been brewing for months.
Oldcastle’s concrete and clay tile systems are everywhere in Miami, and the way they fail here is different from anywhere else in the country. The constant UV, the salt air near the coast, and the wind-driven rain we get from June through November stress these roofs in ways a manufacturer’s spec sheet can’t fully predict. We’re an independent service provider, not affiliated with Oldcastle, but we’ve torn into enough of their systems across Dade County to know exactly what holds up and what doesn’t. Luca Romano and his crew have been working Miami roofing jobs for years, and we’ll tell you straight what we find when we get up there.
Which Oldcastle Models This Applies To

Oldcastle’s roofing line spans a few distinct families, and the part you need depends entirely on which one is on your roof. The most common in Miami are their flat-profile concrete tiles (often seen in older Coral Gables and Kendall homes built in the 1980s and 90s), their S-tile and barrel-tile profiles that mimic clay, and their clay tile lines that show up on higher-end Mediterranean-style builds. Each family uses different fastening systems, different batten spacing, and different underlayment requirements, which means a tile from one line often physically won’t seat correctly on another.
Here’s the gotcha most homeowners hit: Oldcastle changed tile mold specs over the years, so a tile manufactured in 2005 may not match a tile from the same “line” produced in 2015. The profile looks close, but the interlocking channel is off by a few millimeters, and water finds that gap. When we match a tile, we measure the lock channel and the visible exposure, not just the profile shape. For most Oldcastle systems, a quality aftermarket concrete tile or a reclaimed matching tile works as well as OEM, and costs less. But if you’re repairing a clay barrel tile roof, we nearly always recommend sourcing true Oldcastle or a same-spec clay equivalent because the color and dimensional tolerances are too tight to gamble on generic. We carry common Oldcastle-compatible profiles on the truck, and we’ll tell you before quoting whether you need a special-order piece.

Signs Your Oldcastle Roofing Is Failing
- Water staining on ceilings or upper walls. This is the symptom that gets people on the phone. By the time you see it, the underlayment beneath your tiles has been compromised, and water has traveled from a cracked or slipped tile down into the decking. The longer it sits, the more decking we have to replace.
- Tile fragments in gutters or on the ground after storms. Concrete tiles crack under impact, whether it’s a tree branch or wind-driven debris. One cracked tile by itself is cheap to fix. Ignored, it exposes the underlayment to South Florida’s UV, which degrades it in a few summers and turns a $500 repair into a several-thousand-dollar job.
- Ridge caps sitting crooked or missing entirely. Ridge caps take the most direct wind hit on any roof in Miami. When the mortar or adhesive that holds them gives up, the caps shift, and the ridge becomes a water funnel. After any tropical storm, we check ridges first because they’re the fastest point of entry for water.
- Granules from concrete tiles collecting in downspouts. Concrete tiles shed fine particles as they age, especially after years of UV exposure. A little dust is normal. A steady stream of granules means the tiles are spalling, and that’s a structural weakening you don’t want to wait on.
- Daylight visible from the attic through the roof deck. If you can see light coming through anywhere other than vents, you’ve got a hole. That’s a direct path for water and every pest that thrives in Miami’s humidity. This is a get-it-fixed-this-week situation.

AfterReplacement Cost & What’s Included

In Miami, you’re looking at $470 to $2,125 for most Oldcastle roofing repairs, and the spread comes down to three things: how many tiles or caps need swapping, whether the underlayment underneath is compromised, and whether we’re working on a one-story or two-story structure where equipment and safety setup take longer. A single cracked tile with intact underlayment runs at the bottom of that range. A ridge re-bedding with multiple caps and some underlayment patchwork runs near the top.
Every quote we write includes the parts, the labor, the disposal of the old material, and our written warranty on the work, which covers the repair for a full year through our 365-Day Done Right Promise. The price we give you in writing is the price you pay. No change orders because we “found something” once we got up there, no vague allowances for materials. If the underlayment is shot, we show you photos and we tell you the number before we touch it. The Relay Visibility Guarantee applies here the same as any job: you get a written price, live arrival tracking, and before-and-after photos so you know exactly what was done.
DIY or Call Us?
These roofs involve working at height, and concrete tiles are heavy and brittle. They crack further when you walk on them the wrong way, and a wrong step on a steep pitch is a serious fall. We don’t recommend homeowners climb onto an Oldcastle tile roof, full stop. What you can safely do from the ground: check your gutters for tile fragments after storms, look for missing ridge caps with a pair of binoculars, and check ceilings after heavy rain. That’s a reasonable weekend inspection that costs you nothing and tells us a lot when you describe it over the phone.
Anything that requires getting on the roof, lifting tiles, cutting underlayment, or re-bedding caps should be done by someone with the right safety equipment and experience walking on tile without causing more damage. We do this work in Miami every week, and we carry what we need to fix most Oldcastle systems in one trip. If you’re not sure whether what you’re seeing is a problem, call us at (850) 801-8046 and describe it. We’ll tell you honestly whether it’s urgent or whether it can wait.
FAQs

Concrete tiles can last 40 to 50 years in a dry climate, but in Miami’s heat, humidity, and storm cycles, the realistic lifespan for the tile itself is 30 to 40 years, while the underlayment beneath it typically needs replacement every 15 to 20 years. The underlayment fails first, and that’s the layer that keeps water out, not the tile. If your underlayment is aged and you’re getting leaks, replacing tiles alone won’t solve the problem. Call (850) 801-8046 and we’ll inspect both layers before recommending anything.
Small hairline cracks can sometimes be sealed with a roofing-grade adhesive, but any crack that runs through the tile or lets water reach the underlayment means replacement is the right call. Miami’s heat cycles expand and contract even well-sealed cracks, and patch jobs on concrete tile fail faster here than they would up north. Replacement is almost always cheaper in the long run.
Most single-tile or ridge-cap repairs are done in one to three hours once we’re on site. If underlayment needs patching or we’re re-bedding a full ridge line, expect a half day to a full day. We’ll give you a written timeline with your quote, and the arrival window is confirmed the day before through The Relay Standard, so you’re not waiting around wondering when we’ll show up.
Yes. We carry common Oldcastle-compatible flat and S-tile profiles on our trucks, plus ridge caps and fasteners. For less common profiles or clay tile that needs a specific color match, we source it from local Miami suppliers, usually within a few business days. We’ll tell you at the estimate stage whether we’re matching from stock or ordering, and the written quote covers either path.
If your Oldcastle roof is leaking, cracked, or just looks wrong after the last storm, call Sawyer Remodel Miami at (850) 801-8046. We’ll get eyes on it, tell you what’s actually failing, and give you a written number before any work starts. Good work doesn’t need a sales pitch.
