Sterling Home Additions & ADU: The Miami Owner’s Guide
If you’ve got a Sterling home addition or ADU in Miami that’s showing structural wear, a failing roof tie-in, or water intrusion at the junction where the addition meets the original house, we can help. Installed repair and rebuild work on Sterling home additions and ADUs in Miami typically runs $53,100 – $153,400 depending on square footage, foundation condition, and how far the damage has spread. Most Miami owners discover the problem the way you probably did: a ceiling stain that keeps coming back, a door that suddenly won’t latch, or a floor that’s started to slope where it never sloped before.
We’re Sawyer Remodel Miami, and we’re an independent contractor. We’re not affiliated with Sterling, but we’ve torn into enough Sterling-built additions across Miami to know exactly where they fail first after a few hurricane seasons and a decade of Florida humidity.
Which Sterling Models This Applies To

Sterling home additions and ADUs aren’t a single “model” the way a water heater or a window line is. They’re site-built structures, which means every one is a custom assembly of framing, tie-ins, roofing, and flashing. What matters for you is how your Sterling addition was originally tied to the main structure, and what materials were used at that junction.
Here’s the compatibility reality in Miami: the failure point on a Sterling addition is almost never the middle of the room. It’s the seam. The ledger board where the addition roof meets the original exterior wall. The flashing where the addition slab meets the original foundation. The stucco transition where the new wall marries the old wall. If your original addition was permitted and built after 2002, it should have hurricane straps at the roof-to-wall connection. If it was built before that, or if it was an unpermitted add-on (we see plenty of those in Allapattah and Little Havana), it may have nothing but toe-nails holding the roof on. Knowing which you have changes everything about how we approach the repair.
OEM versus aftermarket doesn’t really apply to structural work like it does to a faucet cartridge or a cabinet hinge. For an addition or ADU, what matters is whether the replacement materials are code-correct for Miami-Dade wind loads and whether the tie-in details are done to current code, not whatever was acceptable in 1995. We spec framing lumber, hurricane ties, peel-and-stick flashing, and roofing underlayment that meet current South Florida building code, because an addition repair that just patches the old detail will fail again. That’s not a prediction. That’s a pattern we’ve corrected on at least a dozen Sterling additions in Miami.

Signs Your Sterling Home Additions & ADU Is Failing
- Ceiling stains that reappear after painting. Water is getting in at the roof tie-in or a failed flashing seam. Painting over it hides the symptom for a month. The leak is still there, and in Miami’s rainy season it will be back by August.
- A door that won’t latch or rubs at the top corner. The addition is settling or the framing at the tie-in is moving. Wood expands and contracts with humidity, but a door that won’t latch in February and still won’t latch in July is telling you the structure itself has shifted.
- Cracks at the seam where the addition meets the original house. Hairline stucco cracks are normal. A crack you can fit a nickel into is not. That’s differential movement between the old foundation and the new one, and it won’t reseal itself.
- Floor slope near the exterior wall of the addition. In Miami, this usually means the addition slab was poured on fill that wasn’t compacted properly, or the footers weren’t deep enough, or water has been eroding under the slab edge. It gets worse slowly, then all at once.
- Musty smell that gets stronger after rain. Water is getting into the wall cavity or under the flooring and not drying out. In Miami’s heat and humidity, that’s mold conditions within 48 hours. It doesn’t matter if you can’t see it yet.

AfterReplacement Cost & What’s Included

For a Sterling home addition or ADU repair in Miami, the installed price range is $53,100 – $153,400. The spread is wide because the scope varies enormously. A tie-in repair that requires removing stucco, re-flashing the roof junction, and re-framing a section of wall is at the lower end. A full rebuild of the addition’s roof structure, new trusses, new sheathing, new roofing, and new drywall inside is at the higher end. If the foundation slab has moved, the price climbs from there.
Here’s what’s included every time, and it’s the same on every job we run in Miami: a written line-item price before any work starts. You’ll know exactly what the framing costs, what the flashing costs, what the drywall costs, and what our labor costs. No change orders because we didn’t “notice” something on day three. We inspect first, price second, build third. The work itself carries our 365-Day Done Right Promise, backed in writing. If it’s not done right, we make it right. And every crew member on your property is background-checked and in uniform. You’ll know who’s walking into your home before they arrive, with live arrival time tracking so you’re not sitting around waiting on a four-hour window.
DIY or Call Us?
You can safely do the detective work yourself. Check the ceiling in your addition after a hard rain. Look at the seam where the addition roof meets the original house. If you can see daylight through a soffit gap or the flashing is pulling away, you’ve found the problem. Photograph it. Document it. That’s useful for us and for your insurance if you’re filing a claim.
What you shouldn’t do is get on a ladder and start pulling stucco off a two-story wall junction, or try to jack up a settled corner of a slab foundation yourself. That’s not a DIY project, and in Miami’s wind zone, an improperly repaired roof tie-in on an addition is a liability the next time a storm rolls through. If your Sterling addition is showing any of the symptoms above, call us at (850) 801-8046. We’ll come look at it, tell you honestly what’s wrong, put the price in writing, and you decide. Luca Romano has been running job sites long enough to know that good work doesn’t need a sales pitch.
FAQs

The structure itself should last 50+ years if it was built to code, but the tie-in details, flashing, and exterior seals typically need inspection and repair every 8 – 12 years in Miami’s salt air and hurricane-driven rain.
In most cases, yes. If we catch the failure at the tie-in stage, the repair is localized: re-flash the roof junction, repair the stucco seam, and re-secure the framing connection. Full rebuilds are only necessary when framing has rotted or the foundation has moved. Call (850) 801-8046 and we’ll tell you which situation you have.
Most tie-in and flashing repairs on a Sterling addition take 3 – 7 working days. A full roof structure rebuild or foundation correction can take 2 – 4 weeks. We’ll give you the timeline in writing with your estimate.
We stock common framing lumber, hurricane ties, peel-and-stick flashing, and roofing underlayment on our trucks. Specialty materials like custom trusses or matching stucco finish get ordered after we know your exact scope, which in Miami usually means a 2 – 5 day lead time from our suppliers. We also work with the same material partners we use on full remodels, including KraftMaid, Cambria, and Silestone if your addition includes any interior finish work.
If your Sterling home addition or ADU in Miami is showing signs of failure, don’t wait until the next storm to find out how bad it really is. Call Sawyer Remodel Miami at (850) 801-8046 for a free estimate. Luca or one of our team members will answer, schedule a time that works for you, and give you a written price before any work starts. That’s The Relay Standard, and it’s how every job runs, no exceptions.
