Tamko Windows & Doors: The Miami Owner’s Guide

If you have a Tamko window or door with a failed part, here’s the straight answer: we stock and install Tamko-compatible replacement hardware, glass, seals, and frame components in Miami, and most swaps run between $470 and $2,950 depending on whether it’s a hardware replacement or a full sash. You’ll usually know something’s wrong before you can name it: a window that won’t stay up, a door that drags against the frame, condensation trapped between panes, or a lock that stopped catching. We handle the diagnosis and the fix, usually in one visit.

Tamko stopped manufacturing windows and doors years ago, so finding parts isn’t like walking into a big-box store. Most homeowners in Miami run into this when a balance fails, a hinge strips, or the seal on an insulated glass unit gives out. That’s where we come in. Sawyer Remodel Miami is an independent contractor, not affiliated with Tamko, but we’ve matched and installed replacement parts for enough of their units to know which components fail first and what actually fits.

Here’s what you need to know about keeping your Tamko windows and doors functional in South Florida, what it costs, and what it takes to fix them right.

Which Tamko Models This Applies To

Tamko’s window and door line includes several series that turn up regularly in Miami homes built or renovated from the late 1990s through the mid-2000s. The most common are their aluminum single-hung and horizontal slider windows, along with their hinged patio doors. If you have a label still legible on the edge of the sash or the top of the door panel, it should show a model code that starts with a series letter. No label? Measure the glass thickness and the frame depth. Tamko’s aluminum frames typically run 3-1/4 inches deep on windows and 4-9/16 inches on entry doors.

Here’s a compatibility gotcha most people miss: Tamko used different balance systems across the same-looking frame sizes. A 36-inch single-hung from their ProLine series does not take the same block-and-tackle balance as a 36-inch from the Builder Series. If you order a part by measurements alone, you can end up with something that looks right and fails in six months. We match by series, weight rating of the sash, and sometimes by the stamping on the old hardware itself.

On the OEM-versus-aftermarket question: Tamko no longer supplies OEM parts, so anything labeled “genuine Tamko” online is either new old stock or mislabeled. For most hardware, a quality aftermarket replacement from a supplier like SWISCO, Strybuc, or Truth Hardware is the better call. They’ve reverse-engineered the common Tamko configurations and in some cases improved the material spec. For glass, we use South Florida code-compliant insulated units with Low-E and argon fill, matched to the existing frame depth.

Miami’s climate adds another layer: aluminum frames here take a beating from salt air and high UV, especially within a few miles of the coast. We see more corrosion-frozen hardware and failed thermal seals than homeowners in drier climates would ever encounter.

Signs Your Tamko Windows & Doors Is Failing

  • The sash won’t stay up (or it slams down). This is a failed balance. The spring inside the balance tube has either snapped or lost tension. On Tamko single-hungs, you’ll sometimes hear a clunk in the frame when you try to raise it, which means the balance shoe has separated from the spring.
  • The window or door is suddenly hard to open or close. In Miami, this is usually corrosion in the track or the rollers, not warping. Salt air attacks the aluminum channel and the steel roller bearings. You’ll see white oxidation powder or feel a gritty drag as you slide it.
  • Condensation or fog between the glass panes. That’s a failed seal on the insulated glass unit. The desiccant inside the spacer bar is saturated and can’t absorb more moisture. Once you see fog, it never clears on its own, and the unit’s insulation value is gone.
  • The lock or latch doesn’t catch anymore. Tamko’s die-cast zinc hardware eventually strips at the mounting screws, or the strike plate alignment shifts as the frame settles. It’s a security issue, not just a nuisance, and it’s usually fixable without replacing the whole door or window.
  • Air or water leaks around the frame. You might notice a draft, or a water stain on drywall below the window after a heavy Miami downpour. The original weatherstripping and caulking have a lifespan, and once they go, the frame starts passing air and driving rain into the wall cavity.

None of these problems fix themselves. What’s worth knowing is that most of them don’t require replacing the entire window or door. A lot of customers call assuming they need a full replacement, and we’re able to swap a balance, a roller, or a glass unit for a fraction of that cost.

Replacement Cost & What’s Included

A home office with a built-in desk and shelves

Here’s what Tamko parts and repair work cost in Miami, installed. Our window replacement work runs $5,310 to $17,700, and impact window installation runs $9,440 to $29,500. For parts-only repairs, expect this:

  • Window balance replacement: $470 – $825 per window, including both balances and realignment
  • Sliding door roller replacement: $470 – $825 per door, including cleaning the track and adjusting alignment
  • Lock or latch replacement: $470 – $710 per point, including new strike hardware
  • Insulated glass unit replacement: $945 – $2,950 per unit, depending on size, glass package, and whether it’s Low-E or impact-rated
  • Full window replacement: $5,310 – $17,700, following the same pricing guidance we use across all window jobs in Miami

What drives the range is mostly the glass spec. An impact-rated Low-E unit with argon costs more than a standard insulated unit, and rightly so: Miami-Dade and Broward building codes require impact protection in most residential structures, and code-compliant glass is heavier and more expensive. The second variable is access. A second-story window that needs ladder work or a unit in a tile-walled shower enclosure takes more labor.

Every quote we write includes the part, the labor, the disposal of the old component, and our written workmanship warranty. Before any work starts, you get a written price. The number on that paper is the number you’ll pay. We don’t do change orders unless you change the scope.

DIY or Call Us?

Some things you can safely check yourself. If a window is hard to open, vacuum out the track and wipe it down with a dry cloth. If a door drags, look at the rollers and clean obvious debris. Those are maintenance, not repair.

But Tamko balances are under tension. A loaded balance can release hard if you try to remove it without the right tool and technique, and that can take out a finger or a pane of glass. Sliding door rollers on Tamko units require pulling the door panel out of the frame, and these panels are heavier than they look. A misstep there means a twisted rail or a broken glass unit, and now a $600 roller job is a $2,000 door replacement. Glass unit replacement needs a glazing knife and careful handling of the new unit, not to mention proper shimming so the seal doesn’t fail again in two years.

If you’ve got a balance that snapped, a door that’s seized, or a fogged unit, call us at (850) 801-8046. We’ll tell you what we think over the phone, then come out and confirm it in writing before any work starts.
