Techo-Bloc Home Additions & ADU: The Miami Owner’s Guide
Home additions and ADUs built with Techo-Bloc materials in Miami typically run $53,100 to $153,400 installed, and we stock the parts and pavers needed for most Techo-Bloc hardscape and structural integrations before the first wall goes up. The way owners usually find us is mid-project or mid-repair: a previous contractor underbuilt the base, a permit got missed, or the Techo-Bloc product line they bought doesn’t actually match what arrived on the pallet. We fix that, price it in writing, and keep you updated while it happens.
Most Miami homeowners discover the problem the hard way: they order Techo-Bloc pavers or walls, then a general contractor who doesn’t know the product installs them wrong. The joints fail, the base shifts, drainage backs up, and what should have been a 30-year surface looks tired after two rainy seasons. If you’re reading this, you probably already know the difference between the product being the problem and the install being the problem. We handle both.
Which Techo-Bloc Models This Applies To

Techo-Bloc’s catalog is deep: Blu 60, Blu Grande, Victorien, Aberdeen, Semma, Borealis, Maya, and the Raffinato series are the ones we spec most often for Miami additions and ADU foundations, walkways, and retaining walls. Each series has its own paver dimensions and joint spacing requirements. A Blu 60 paver is a 60mm-thick slab, which means the base prep and edge restraint have to be built to handle that load. Swap in a 50mm paver without adjusting the base and you’ll see settling within two years.
Here’s the compatibility gotcha most people don’t know until it’s too late: Techo-Bloc pavers are not mix-and-match across series for load-bearing surfaces. The sizing differences between, say, Aberdeen (which has a distinct flagstone profile) and Semma (a cleaner, rectilinear look) mean you can’t just swap one for another if a section needs replacing. The joint lines won’t align, the height offsets will be visible, and drainage patterns change. We match what’s already on your property by measuring paver thickness, face dimensions, and color batch. If you don’t have the original invoice, we pull measurements on site and identify the series before we quote anything.
For the OEM vs. aftermarket question: Techo-Bloc’s own product is the standard. There are lookalike pavers from other manufacturers, and they’re cheaper, but the color pigment, surface finish, and dimensional tolerances are not the same. For a Miami ADU where the whole point is clean lines and lasting value, we use Techo-Bloc product unless you specifically ask us to match a budget with a comparable alternative. We’ll tell you the difference and let you decide.
Sawyer Remodel Miami is an independent contractor, not affiliated with Techo-Bloc. We install their products every season because they hold up to South Florida’s heat, humidity, and rain cycles better than most. We also work with KraftMaid, Cambria, and Silestone when the project includes cabinetry, countertops, or other interior finishes.

Signs Your Techo-Bloc Home Additions & ADU Is Failing
- Pavers sinking or rocking underfoot. This is almost always a base failure, not a paver failure. Miami’s sandy soil and heavy rain wash out the gravel base over time. The paver itself is probably fine, but the sub-base wasn’t compacted properly or the edge restraint gave way.
- Joint sand washing out after every storm. If you see channels of missing sand between pavers, water is moving through the joints faster than it should. In Miami, this means the bedding layer wasn’t graded at the right slope, and the water is pooling under the surface.
- Retaining wall leaning or bulging. Techo-Bloc walls are only as good as the drainage behind them. When a Miami contractor skips the drain pipe or gravel backfill, hydrostatic pressure builds and the wall starts to bow. You’ll see it first as a slight lean, then as cracked caps.
- Cracks running across multiple pavers in a line. Paver cracks that follow a straight line usually mean the pavers are bridging over a void underneath, or there’s a soil settlement issue near the foundation. One cracked paver is a bad pour. A line of them is structural.
- Standing water that doesn’t drain within a few hours. Miami gets enough rain that good drainage isn’t optional. If water pools on your Techo-Bloc patio or walkway after a typical afternoon storm, the slope was set wrong at install. Every fix starts with re-grading.

AfterReplacement Cost & What’s Included

In Miami, a full home addition with Techo-Bloc hardscape and structural work runs $53,100 to $153,400, depending on square footage, foundation work, roof tie-ins, and the specific Techo-Bloc series you choose. A standalone ADU typically falls higher because you’re adding electrical, plumbing, and a full living space, even when the footprint is smaller. Smaller scope work, like re-doing the pavers around an existing addition or rebuilding a failed retaining wall, lands proportionally lower.
What drives the number for Techo-Bloc work specifically: paver thickness and series, the condition of the existing base (if it needs full excavation versus re-compaction), drainage pipe runs, and whether we’re matching an existing color batch or starting fresh. We write the price before any work starts, and that’s the price you pay. No change orders halfway through because we forgot to mention something.
Every Techo-Bloc install or repair from Sawyer Remodel Miami includes written pricing up front, background-checked and uniformed techs on site, photo updates before and after, and the 365-Day Done Right Promise: if it’s not done right within a year, we make it right. That’s the guarantee, in writing, on every job.
DIY or Call Us?
The safe DIY work on a Techo-Bloc addition or ADU is limited to inspection: checking for standing water after a storm, looking for leaning walls, spotting washed-out joint sand. You can note the symptoms, take photos, and send them to us. That’s helpful. What you shouldn’t do is start lifting sunken pavers, rebuilding retaining walls, or re-grading drainage yourself. A retaining wall failure in Miami means hundreds of pounds of soil pressure. If it lets go while you’re working on it, that’s a serious injury.
We’ve fixed enough DIY patch jobs to know that the first repair attempt often costs more than calling us from the start. If you’ve got Techo-Bloc problems, call (850) 801-8046 and we’ll give you an honest read on scope and price before any work happens.
FAQs

Techo-Bloc pavers themselves carry a lifetime warranty from the manufacturer, but the installed surface in Miami realistically delivers 25 to 30 years when the base is built right and drainage is handled. The pavers won’t fail first. The base will. If your base was underbuilt at install, you’ll see problems in 3 to 5 years. Call (850) 801-8046 for an inspection and we’ll tell you what’s actually going on under the surface.
Yes, in many cases. If the pavers are intact but the base is failing, we can lift the affected section, rebuild the sub-base, and re-set the original pavers. That’s a significant savings over full replacement. If the pavers themselves are cracked or the batch can’t be matched, replacement is the honest answer. We’ll show you both options with pricing.
A hardscape repair or paver re-set typically takes 2 to 5 days. A full home addition or ADU build runs 4 to 9 months depending on scope, permits, and structural work. We give you a written timeline before work starts, and you get photo updates before and after each phase under The Relay Visibility Guarantee.
We source directly from Techo-Bloc’s Florida distribution network and coordinate delivery for your project. For common series like Blu 60 and Aberdeen, we can often have product on site within a week. Special-order colors or series may take longer. We confirm product availability and lead time before you commit to anything.
If you’ve got a Techo-Bloc addition or ADU project that needs an honest price and someone who answers the phone, call Sawyer Remodel Miami at (850) 801-8046. We’ll give you a written estimate, free, and you’ll know exactly who’s coming and what it costs before a single tool is picked up.
