ViewLux Home Additions & ADU: The Miami Owner’s Guide
If your ViewLux home addition or ADU has a failed part, we can match it and install it. In Miami, ViewLux-compatible home addition and ADU parts typically run $53,100 – $153,400 installed depending on what failed and the scope of repair. Most owners discover a failing part the same way: a door stops latching square, a window binds, a wall seam opens, or water stains show up where they shouldn’t. Sawyer Remodel Miami is an independent contractor, not affiliated with ViewLux, but we work on their systems regularly across Miami-Dade.
Which ViewLux Models This Applies To
ViewLux builds modular and panelized additions, and the part that fails determines what we need to match. The big compatibility gotcha is fastener and flashing spec: ViewLux uses a proprietary wall-to-floor connection system on their post-2019 models, and older pre-2019 units used a different anchor pattern. You can’t assume a generic plate will line up. Check the metal data tag inside the door jamb or under the electrical panel cover; it lists the series code and production date. If the tag’s gone, we measure the stud spacing and plate width on site. For fasteners, we always recommend OEM or ViewLux-spec equivalents. For trim, seals, and flashing, quality aftermarket is usually fine, and we stock both on the truck.

Signs Your ViewLux Home Addition or ADU Components Are Failing
- Doors that stick or won’t latch. This usually means the floor system has settled or the sill plate has shifted. In Miami’s wet-dry cycles, the ground under a slab can swell and contract more than you’d expect. It’s rarely the door itself.
- Hairline cracks at wall-to-ceiling seams. Modular units flex at connection points. A thin, straight crack along a seam usually means normal thermal movement. A widening crack or one you can fit a quarter into means a structural connector has loosened.
- Water staining around windows or baseboards. The most common failure we see is degraded flashing tape and sealant. Miami’s sun and salt air eat sealant faster than the manufacturer’s ideal-condition lifespan claims. By year five or six, most exterior caulk joints are toast.
- A floor that feels spongy near the kitchen or bath. This often traces back to a plumbing micro-leak that sat long enough to soften the subfloor. By the time you feel it underfoot, the damage is already several square feet.
- Mini-split or ducted HVAC struggling in one zone only. If one end of the addition can’t hold temperature while the other end is fine, the duct or line-set penetration may have failed, or the insulation in that wall cavity got wet and collapsed.
Replacement Cost & What’s Included

Here’s the pricing reality for Miami, because you shouldn’t have to call just to know if you’re in the ballpark:
- Structural connector or anchoring repair: $2,360 – $7,670 depending on access and how many points need re-torquing or replacement.
- Flashing, sealant, and weather-barrier replacement: $1,180 – $4,720 for a full re-seal and re-flash on a typical addition; more if we’re repairing water-damaged sheathing behind it.
- Floor system repair from water damage: $4,130 – $10,620 depending on joist replacement and subfloor square footage.
- Full home addition (ViewLux-style scope, built to code): $53,100 – $153,400.
- ADU construction: $106,200 – $259,600.
Every quote includes the part, labor, disposal, and our written price before any work starts. The number on the invoice is the number you approved. The 365-Day Done Right Promise applies to every repair: if it’s not done right, we make it right, in writing, on every project.

You can safely do the visual checks: look for cracked sealant, water stains, gaps at seams, and doors that have shifted. You can tighten a hinge or replace a door sweep yourself. What we don’t recommend is opening up walls or floors on a ViewLux modular system. The structural connections that hold a panelized unit together are under load, and if you loosen the wrong one without shoring the framing, the section can shift on you. That’s not a scare tactic, it’s just physics. If you’re seeing any of the symptoms above, call (850) 801-8046 and we’ll put it on the schedule. Luca Romano and the crew will tell you what’s wrong before they tell you what it costs.
FAQs

Sealant and flashing typically last 5 – 7 years in Miami’s sun and salt air before they need replacement. Structural connectors, when properly installed, should last 20 – 30 years. Floor systems last decades unless a water leak goes unnoticed. The climate here shortens the life of anything exposed; covered structural components hold up fine. Call (850) 801-8046 if you’re unsure what condition yours is in.
Yes, in most cases. We re-torque and shim structural connectors, replace individual flashing segments, and patch localized subfloor damage. Full replacement is only necessary when the part itself is cracked, rusted through, or the surrounding material has lost structural integrity. We’ll show you photos before and after on every job, so you know what we found. Call (850) 801-8046 for an exact assessment.
Most flashing and sealant replacements take one day. Structural connector repairs take one to two days, depending on access and how many points are involved. Subfloor repair from water damage can take two to four days because we have to dry the cavity properly before closing it back up. We’ll give you a written timeline before work starts. Call (850) 801-8046 to schedule.
We stock the common ones on our trucks: ViewLux-spec fasteners, sealant, flashing tape, and standard trim profiles. Odd-size or series-specific parts take a few days to source. Aftermarket options from KraftMaid, Cambria, and Silestone don’t apply to structural work, but if you’re also updating cabinets or counters while we’re in there, we carry those lines too. Call (850) 801-8046 and we’ll confirm stock before you book.

If your ViewLux addition or ADU has a part that’s failing, don’t let it sit. Water damage compounds weekly, and a shifting structural connection doesn’t fix itself. Call (850) 801-8046 for a free estimate. We’ll give you a written price, confirm who’s coming, and keep you updated with photos before and after. Good work doesn’t need a sales pitch.
